Always check with your City or County Building and Planning Departments before doing work. Make sure work that needs to be permitted is permitted. Unpermitted work ends up being a liability later, either for you or someone down the line.

We do have the book How to estimate rehab costs but numbers would make it a bit more real especially with this kind of video. So how difficult would it be to flip the stairs around? Have them open into the living room and now the old stair entrance in the kitchen is a pantry. Would that be too much for the budget and not make enough benefit to profit?
Curious why not remove drywall on this project and get down to framing, especially since you mentioned replacing electrical and plumbing? Gives you a good opportunity to make sure structure is in good shape. How do you decide where to draw the line on how far to gut.
That is correct usually. Issue on this property has more to do with head height and then joist depth for an extra bathroom on the top floor. The additional work and extra costs associated to get a "ehh" bathroom upstairs is not worth the hassle to us on this house. We decided for simplest and less challenging rehab for highest return on this property.

I wouldn't mind a cost breakdown just to get a ballpark idea. Tough finding a contractor who will make time to come out to write up a work flow.
