I owned a lovely house in Big Bear, walking distance to Snow Summit. Custom woodwork, three bedroom. I sold it 24 years ago for $350K. It is now worth double that. Price appreciation is not very good there.
Big Bear is oversaturated. You will barely break even or come close in many situations unless you have the coolest cabin ever. Even those hosts are complaining about their revenue drop post pademic frenzy.
I strongly disagree with your “climate assessment” of the region. Basing your opinion off the past 3 years is foolish. Look at the trends over the past 20. And look at the forecast models for the next 10. The future does not bode well for Big Bear when it comes to snow, drought and fire.

You forgot to include annual permits fees, gas, water and wifi fees!
