Love the style. My only concern with things like the built in lights is always that things always fail over time. Are they easily replaced? Are spares on hand so they'll match... That kind of thing. But lovely design and very smart indoor/outdoor setup.

We still don't have a total on how much the house is going to cost, but our estimate is around 12 million including the price of the property which is in the only gated community on the island good infrastructure all electrical wiring for the homes is underground, which is very uncommon here in the Philippines

Coron is a beautiful place to build your house but the problem is....if you're at the retirement age there is no proper hospital anywhere close to where you live. If there is any sort of a medical emergency (and there probably will be when you reach your late 60's or early 70's) you will be out of luck trying to find a medical facility to help you out.
You get it! So few do. They think with their eyes and not the brain. Unfortunately quality hospitals in spite of what all the smart people say are very limited. In the entire country there are 6. Three being in Manila. There are many hospitals that can deal with minor to moderate issues but when you are in regent need there are 6 that you want to be treated at. Of course you have the challenge of getting to them in a timely fashion to boot!
Snippet: Very nice business concept right in the heart of a very lovely lake or is it a river. I love the layout of the public park overlooking the lake with boats below it. As soon as the road or streets are done, it should look even more amazing with shady trees. Hopefully, they won't install those late model electrical wires, but cabling with cordless street lighting is preferred -- safer against high winds or hurricanes. its whats inside that matters, who supervised the mixing of concrete for columns and beams? was it 1-2-3 mix? was it crushed stone or pebble rock in the concrete? who supervised the ratio of cement & crushed stone & sand ? who supervised the rebar bending and placement? do the stirrups end in the center of the column or are they shaped like a square or rectangle and the ends lay along side the column upright rebars? are the rebar stirrups spaced correct and are they closer together at points where columns and beams meet and where beams join beams? was the rebar primed 2 coats of iron oxide before use? did anyone bend the rebar and bend it back to see if it would break-(test of its cheap chinese rebar ) ? do the footers at the base of the columns have correct rebar in them and were constructed properly? does the rebar in the columns tie into the rebar in the rebar running thru the walls to the window and door frames? does the concrete poured around the door frames and windows have rebar in it tied to the ring beam and the rebar running thru the walls to the columns? was sahara added to the concrete mix in proper proportions? building my house these were the primary concerns. supervision by the the owner of each and every step all day every minute during construction and knowing what to look for is the most important thing in building in the philippines. everything looks good once its all covered up with skimcoat cement and painted but whats INSIDE is the most important especially in an earthquake zone with salt water air if its ocean side. love your solar !
i spent 28,000 dollars on my 1024 sq ft ocean side 2 story, not counting tile and interior finishes, just the basic build. but i designed it myself and built it with my own hands and hired 5 guys to help me with all the labor. gathered and inspected all materials myself. its NOTHING like this huge fancy place but it is strong ! i designed the roof at a 12 degree angle to the south and its white hi gloss oil enamel to reflect heat and am adding solar now as i can afford to panel by panel and battery by battery, its hybrid as well.. that was in 2015 costs have gone up since.

I know we're projected to spend close to 12 million I could've saved money by doing things cheap but did not want any maintenance in the future. My wife and I have not figured out and asking price at this point. We're going to wait until the house is 100% complete, that also show the quality of items I picked in the house

I have lived in the Philippines for 2.5 years and met so many people, I have never met anyone who has had their houses broken into, car broken into, robbed on the street or any other crime like that. I'm not sure people realize how rare crime is here
In the US, you won't be able to build a custom house like that unless you're pouring in 2M dollars ATLEAST! US houses are crap compared to the Philippines. Made of hardened cardboard covered with chalk.

To give you an idea, he is currently building the largest and most beautiful Gold's Gym In Iloilo (some people are not fully ready to retire yet)

Take note," Foreigners cannot own land in the Philippines"..... There are land disputes in the Philippines all the time.....
No land disputes in new subdivisions though. That one of the reasons many choose subdivisions is to avoid issues with title
