      I’m not sure if Michael has ever owned a place but these "Condo’s “ are built for Phillipino’s & the complex’s or Lots are stacked together like sardines..As David said “ Way too much infrastructure “ yes & they don’t upgrade for years if ever .. limited water .. No one picks up garbage etc ..the Locals deal with it but not for me.... PS; way too expensive ( for the Phillipines ) They know how to inflate things

      Beautiful thing about UA-cam you can see everything. About an area without leaving your home! I make videos as I would like if that makes sense? I found that I could always get a snippet of an area but couldn't really get all the info I wanted on UA-cam in the past

      Roxas City is so underrated. It is a safe and a little quieter city with a bit of everything, as you can see in this vlog. Roxas City and the surrounding provinces of Capiz have more to offer than everyone thought. Give it 5-10 years this place would be bustling. But I don't think it would be overcrowded. Capiz has a lot more empty lands ready to be developed. Hence the Pueblo de Panay area. I suggest foreigners should grab the opportunity while it's cheaper.😉

    Nice episode. Good info and breakdown of size and price for potential buyers. If Roxas City is projecting to be the next BGC, then get in now while its still very affordable

    17000sqm is insane works out to about$90,000 Canadian for the smallest 212sqm lot. I can buy an acerage in Alberta for that price!

    Some nice looking places there for people that want to buy for living or investment. I am thinking it might not be so cheap to rent in those areas but they look very secure and safe. I like the last one best as it is close to the mall so you don't have to travel far to do your shopping.

    Wow Philippines doesn't seem like a cheap place to live if you are buying or building a house. Land cost more than it does in rural America. Thank you Michael for all the information. I am trying to decide if i can afford the Philippines. My wife owns a home in the Mountains of Northern Luzon but the family is also there. So trying to find a building site near the beach for us .We like Cebu. If I can find a lot for around 10,000 US walking distance from beach we would build a simple home that would be typhoon proof with solar. 😅

      Yes Rural America is priced lower, not sure the taxes in rural America but definitely. Philippines is island land is very limited. That being said there are large agriculture lots in the countryside as low as P60 per square meter if you hunt for them here

      @@ThatPhilippinesLife will be almost impossible to find 60 piso per square meter land in the country side with a clear title with City water and Electric and no flooding most land is not titled just tax declaration land in our area 20KM from roxas is selling for 500 -800 sq meter now but you can build a house buy a new car and still have money left over then paying 118,000 for a lot in town check out these towns Panay, Pontevedra and Ivisan cheaper prices but all 20KM from Roxas

      that because the property tax is near ZERO. That is what I call real reitrement not worrying about taxes. The home are made of ccement so I dont need the fire department

    Good luck house hunting bro. Anywhere on the water, good surfing locations are on the top of my list. Maybe close to a skate park, stuff like that. Grear vid Mike.     That huge restaurant and walkway at the end is beautiful. That is a great place to hang out in the evenings.
    Unfortunately i am too old to buy property and i have no kids or family to pass it on to. i wish i could stay on the beach there for a short time but i am sure the rent prices will keep going up.
    This is a great area. But the Philippines may not be in my budget with my measly disability income. i wish i could leave the States but every where around the world is getting expensive to live in. And medical is important to me. i don't know why i end up on these YT Philippines channels???
    Great video!! Very entertaining. Maybe i will subscribe, who knows i may be able to visit.

    20:20 The reason that 3-prong sockets are rare is because the electrics aren't earthed. The 3rd socket is the earth. And you definitely want things like hot water, toaster, kettle, microwave and electric oven earthed. Anything that uses 2400W + or 10A+.
    They do this to save money on the build, but earthing isn't very expensive. It's a cheap cable 1mm2, an earthing rod and bar in the main switch. It's actually illegal but there's no oversight in PH like with most things.

    Just a tip for people thinking of buying property in the Philippines. Consider building your own home....it will save you about 60% of the price just by having a company build it for you. Also consider the use of solar panels on your home. Electricity costs in the Philippines will shock you.

      Very true there are much cheaper places to live/buy, It's still 30% to 50% cheaper to the next closest city on the same Island and that's where the value is

    I don't need much space to live in but my God is that condo so tiny. The TV is on top of you. I guess my 65 inch tv wouldn't fit well in that condo.

      Yea condos are smaller these days especially these that are expected to be used as airbnb or hotels. The one in the last episode that was 72sqm was really a decent size

    These vlogs are not just helpful for foreigners wanting to move here but also for Manileños like me who dream of living in the province or near nature that is also affordable.
    Anyway, want to ask you. Since i've heard and read many comments in other vloggers channels saying that real estate in Thailand, Vietnam, etc. are cheaper, would you say that these properties you are looking at are comparable to their prices?

      I do watch some channels in Thailand. It's true building materials are more extensive and easier and cheaper when you are on a mainland so they are usually much more fancy and about $600 to $1000 a month USD so maybe slightly more money but look great. But you can't expect a nation of 7000 islands to have access to the same things for the same price. Positives of the Philippines are great including English is spoken everywhere, favorable to the west and much more

      @@ThatPhilippinesLife Yes true. I've said the same things to some commenters before. PH being an archipelago makes some things harder here (not to mention that we are also in the Typhoon Belt). But i think in terms of varied natural wonders, best beaches and dive sites in the world, and yes, English proficiency and also the friendliness of our people, PANALO (winnner), as we say it here. :)

    American bridge was a huge company back in the day. I don’t know if they’re still around or not?
    My grandpa worked for them. I still have his AB hardhat. AB sledgehammer and a sliver bar all stamped with the letters a B for American bridge.
    They built the Mackinac Bridge in Michigan back in the day.
    Are definitely worth looking into. I’m going to retire in two years not looking to purchase just looking to rent. But by the time I get there, it’ll be so inflated. $$
    I hope not !!!
    I’m running out of ideas of warm or tropical places to retire on this side of the world, so I’m looking at Southeast Asia . Maybe I’ll end up in Vietnam who knows??? It’ll be fun finding my place though.

    The Philippines is my second home. My wife, I am married for about 24 years now, was born in the Iloilo Province. I think we will have our base in the Philippines at the house of my parents in law, but most ot the time we will live in Vietnam (Da Nang/Nha Trang) and Malaysia. The condos there is more modern and way cheaper then in the Philippines and most of the just steps from the beach. The food too is more cheap than in the Philippines. You can save hundreds of dollars if you live in Vietnam instead the Philippines ;-)

    ROXAS IS NICE BUT ONE THING NOT NICE IS LOCATION, ITS THE TYPHOON PATH, MEANS EYE OF THE TYPHOON IS ALWAYS THAT AREA DURING TYPHOON SEASON

      Typhoons are the risks in the Philippines, any typhoon that effects here has effected Cebu far worse though. The 2013 and then 2008 were pretty big ones. Low lying areas come with higher risk of flooding

      Yes the place I stayed in is meant as hotel)airbnb in my opinion, if you are moving/returning from the west you expect at least 50 sq m for a condo to live in. The two bedroom in the last episode at 72 sqm was really a nice size

    About the brownouts, Iloilo City Mayor, Congresswoman, and Iloilo and Guimaras Province Governors were speakers for the Senate Hearing. They are investigating the power outages that happened in Iloilo and maybe also the other provinces in Panay that were affected. I hope something fruitful comes out of that senste hearing tho. Just so exhausting that nothing significant happens after these Congress hearings like with any other issue involved.

    I find it very expensive to buy a house there in the Philippines. Compare to Bali and Thailand its a lot cheaper and a lot nicer. Also that gated community im sure they have a home owners association that you pay to maintain the area. The side streets have overgrown weeds and its been neglected 😢

    The home at 15:00 is a massive rippoff at 4.3m. Given the size, quality and location I could build that home for 1.2m + land value. I'd have a hard time building it that badly though.

      It sure was, the have it there below the sink so you don't have to have it in the shower. I thought that was pretty cool to keep there.

    I wonder what is the real problem with electricity in the Philippines. It is the grid, the infrastructure, the lines, the demande supply or what. It all depends on the the problem that will ease the situation and interest for that place.

      Apparently it's this area doesn't have enough extra supply. New hydro damn is almost finished and some large solar projects nearby. Hope it helps a lot

    that house would be great, if no one ever built next to it.. I can't imagine what it would be like when they build more. The build quality looks horrible and I'd be curious what issues you'll have in a few years.

    Roxas should really stay away from the “BGC” marketing. It takes away the charm of the city. Concentrate on how low the cost of living and less traffic it is. This is still just a small city and haven’t been classified as highly urbanized yet unlike Cebu, Iloilo, Bacolod, Angeles. It will go a long way to become “BGC”. And that what makes it unique! BGC is just some bubble anyways, very far from the reality. This kind of laid back life in Roxas is what we should be excited about. It’s sad to know that small cities think having their BGC is the way to progress. Well maybe on some points, but there are factors like population and income that must be considered. They should realize that they have much potential to be livable without those enormous “planned cities”. Just my thoughts on urban planning.

    17k / sq mtrs? wow I dont know any median income Filipinos can afford those lots, and build a home, only foreighners can surely afford.

      Very few foreigners here though so I can believe my eyes or listen to the problem that say everyone makes less than $8 a day. Keep in mind most young people go to college now, most then go into big corporations or they go overseas and now 10-20 years of this means people coming back to their home town with good money

      A lot within the Pueblo De Panay Master plan township. Bare lots outside of something like this is of course cheaper. In Roxas city very likely you could find P2k per square m somewhere inside the city limits.

      @@ThatPhilippinesLife What an amazing difference that's about 1/6 of the price! Who knows if the master plan township will come to fruition as planned. I look at China and their ghost cities and some of their main building companies are in debt over 300 billion dollars, construction has stopped there. I don't know what the risk level is in the Philippines, but even if everything comes to plan that would be years of construction and disruption. Sorry to sound pessimistic for once.

    Cassandra house is too small and too expensive. I would never feel comfortable in that house!
