In Suntek reality (airoli) building named Signia waterfront ...has taken 20 lakhs from me and not returning it few of my friends, bought their flats there, and they are saying it is smaller than 2bhk 😂 The hall is sMall one small balcony and bedrooms are literally so small that they can't even walk properly.

I am not pointing at one builder may be all builders are involved is such act, what i suggest you is to go for a OC received project also before signing any document please consult your lawyer, lawyer will cost you 1 or 2000 but this will save your lakhs or crores of rupees. Pls Confirm whether soft copy which you have got from builder and actual copy of the agreement at the time of registration of agreement...is same or not..... Builder can deceive you at this stage at name of Rush.
Then we will have a fraudulent evidence against builder where he has sent different soft copy on email and hard copy which was signed was different. Also we need to be very vigilant while signing any paperwork. 🙏
My brother Had liked the sunteck !! Usko wo lena hi tha but, i visited three times...mene poora samjha , sunteck 3rd ka site dekha ...or interest charges ka ek Dialogue saleperson ne nikala ...q ki mene bola ki me do mhine baad registration kroonga as there was some amount shortage ... They said hum de denge ...par interest charges lagega !! From that point i move backward !!

I checked in RERA about Sunteck Westworld in Naigaon. 2 BHK size of 41.76 sq.mt. It appears compact as 510 sq.ft built-up. You should have checked before its booking as if a bed room would look like a matchbox. They must have definitely shown you floor plan. There is no point now in talking about mistakes.
Point to be corrected. 41.76 sq. mt is equal to 450 sq feet. I stay at 500 sq feet 1 bhk which is more than the sunteck 2 bhk area. LOL. Really time has changed and methods of cheating.
This is exactly wat is been going in phase 1 , 2 n 3 of westworld they showed kitchen galley with washing machine n fridge can be keept also smartly they show the TV can keept on the hall adjacent kitchen the electrical fitting are in proper in video they told anchor n used cheap switch expired unbranded also they smartly said 24 hrs water after 2 yrs vvmc will stop it then v have to again set up water tank for which the wash room roof is used for duct n fire pipe then kitchen loft space will be utilized
Buyer should have knowledge to buy a flat...It comes with experiance... No one will change the agreement for your convenience.... If you want to buy a flat you have to agree to the terms and conditions.. Buyers are crowed mentality..they go with crowed. Builder ruputation is important..If you trust your builder past performance then you will sign. You know the average 3BHK flat area 2000SqFoot...bed room size 10*12 average size...look in the plan...builder delivers as per the plan. If you buy a small flat 700SqFeet then it will come small...how can you expect a big house if you buy a small 700SqFoot flat?
The problem with buyer is he just need a house 🏠 but the Agents and builders male them crook, but how can a builder forfeit such a big amount from a comman man and Government is not doing anything on this..

That is why while u are buying even 1CR or 2CR property, builder will not ask your loan eligibility....he want to take that initial 20% cash in to his hands..in case you fail to pay rest he will forfeit amount received. .
So true i simply do not understand why they should forfeit even single rupee of any flat buyer because they can still sale the same property with profit. there is no loss to builder. Why should flat buyer lose money ? This is not fair business practice.
The prices are so exhorbitant in Mumbai. And everyone charges different amount for same square feet mentioning about the quality of construction. Kya sach me itna paisa lagta hai building banane me ? Ek flat k piche builder ko kitna profit milta hai, I really want to know this. And people are just buying without verifying because they have money esp here in Mumbai. Why cant the standard carpet rate is mandatory everywhere in that locality and then above that one can put the other charges. So that the prices are standardized for everyone. 20-30 lakhs ka bhi farak rehta hai 2 builder k flats me even though area me jst 5-10 sq foot ka farak. For 10 sq feet, if rate is 30 k per sq feet, thats 3 lakhs. Then why there is difference of 20 lakhs. We people should do something. Like a group. Where people mention. This is the lowest rate where I have brought flat. This building, this floor, everything should be mentioned by people. This will help reduce the confusion reg prices. This building has water issues. This has this. This all needs to be mentioned. If we share information, it will help others. Because if we ask agents during search online, they ask to call. They mention different prices to different people according to their budget. Its stupidity.

People think about the original price of every product they buy, even though they have money or not. They think about the actual worth of the product. Then why dont we do these for flats as well ?
Credit pe doge to people will buy even sh*t at the price of gold. If you want to know the value of a flat, find what rent you can get out of it (i.e it's earning capability). 5% per annum is the global average. Not only for flats, but any kind of property, even extremely high-end luxury buildings worldwide are valued in that way.

Cost of construction is only 30~40% of builder quote. Rest all profit
