Great video. I live in San Antonio and looking at your video I want to tell you that most of the things you mentioned are spot in. One more thing, San Antonio is like 4 different cities in one depending on what side of the city you are in. There’s different customs in different neighborhoods here too. Us older folks know the difference and can tell what side of the city you live in by how you talk and act.

Here's a quick reply from one of our lending partners. We're also available to chat further if you'd like to reach out to us for additional details. Hope this helps:
When someone moves here from out of town - several possibilities -
Starting a new job - not a problem if it’s salary or hourly with guaranteed hours
-If the new job is a contract (per FNMA guidelines) they may be able to close prior to starting job, if not, usually want at least one paystub of new job
-IF you are able to work remotely - lender will ask for letter from current employer saying you are fully employed, no change (or whatever changes there are) to income and permission to work from any location
-IF you are self employed and IF you’re leaving the business and continue to get income from that business, you’ll have to prove. IF you’re starting a new business in the new location, will most likely have to show at least a year in same business with continuance of similar or better income. (this can be tricky - be sure to visit with your lender) 2 years of tax returns often needed for self employed.
-If, with the move, the income is lower in new location - IF that income still qualifies you - it’s ok that the amount is less from in your previous location.
Lots of other things - but that covers a bit!! 😊

@@SanAntonioTexasLiving I did, and I do agree with the "beating the data" thing. I'm a software engineer, I deal with a ton of data, and I definitely see people abuse it. However, a per/100k rate can't really be abused, as it abstracts the population size; it's part of the reason the FBI publishes it that way. By that metric, San Antonio's violent crime rate is about 105% higher than the national average.
But to you your other point, a metro area is really a collection of lot's of towns. That stat is for San Antonio proper, and could easily be skewed by the violent crime happening in just a few bad areas. You might mention to folks though that there are areas that are exceedingly low on violent crime per/100k people, such as Helotes, and Lytle. Just maybe be on your guard when in the big city; but that's anywhere I suppose.

@@eddieh3509 With San Antonio, I feel like the distinction between bystanders and criminal on criminal is important. There are a few specific places where innocent bystanders are a thing, but in most places the crime seems to lean criminal on criminal. It might sound odd or cold to say, but I feel extremely safe living in a spot where people get shot regularly (Woodstone Drive) because there's no stray shots or innocent bystanders as far as I can tell.
