Technically your explanation about why HDB was launched was not so correct. SG is a small island, people stay in atap house before the 80s which easily cause fire hazards, 1 fire from one house can easily cause whole village to burn up, hence Mr Lee decided on building high rise HDB, that can accommodate more family and is more fire hazard-free.
Very typical messy house that you see in SG. Doesn't matter how big the HDB flat is, if your friend doesn't know how to do proper storage on their stuffs.

This is consider a small 4 room unit. I used to stay in a smaller 91 sqm 4 room & upgraded to a 131 sqm Exec Apartment unit 5 years later.

@@KelvinCrLin Yes, 131sqm Executive is new generation units. Exec has 3 bedrooms, 1 study room, 1 large pantry & balcony.
It will get even smaller, land cost up. Same size will not be affordable. Executive flat used to be 145sqm so 135 is a downsized version.

这间4房式组屋在万国区现在叫价应该是$40-$60几万新币，折合港币约俩三百万。东北区在新加坡有较多的年轻家庭，但设施没成熟区齐全。
要給點時間去發展呢😊😊
影片中的hdb是位于万国mrt上边的，且很新，4房式不低于60万SGD，5房市 不低于70万SGD。 新加坡的hdb已经涨价很多了。20年前，那是真的便宜。
@@ErosinLionCity 東北區發展已經超過20年。 1996年盛港開始入住。已經算方便，人口香港那麼密集整體都不夠香港方便 譬如7_11 和超市在屋苑之間 做不到很近的距離，有些座數去超市的距離並不近。之前有其他居住過新的港人都說過。至於樓價根本全世界都通脹 70萬新元的5房 不算貴和香港相比。這二三十年都有港人移民新，有港人子女在新加坡出生已回流定居香港。新加坡的生活比香港悶。而且實際上這些年已經很多移居外國的港人回流（先不說現在想走的人） 外國讀書回港就業除非是專科畢業，文科是沒有競爭力。新加坡的中文（華語）程度在港是不承認的。我純粹以港人移民角度分享，不要一面倒。

Do you own the house in HK after you fully paid up? In singapore, you dont own the flat. HDB owned it. After 99 years lease, HDB can take back.
Not true. Both SG and HK have freehold and leasehold leases. For simplicity, all HDB and flats in HK are leasehold, the ultimate owner of the land is always the state. In HK, some flats in fact sit on yearly renewable leases, whereby tenants pay 3 pct of rental value to the government. However in SG, most leases are reset when developers redevelop the land. Legally the government can always take back the land at expiry of the land, or even prematurity, according to an equation. As a matter of curiosity, my parents flat in HK, in fact sits on a leasehold dating back to the time the British took over HK, and if not mistaken, the lease is 999 years, and has 850 years more to go. Each year, we pay a token property tax of HKD0.50 and indeed too trivial that the management company pay on behalf of all tenants, just out of the monthly management fees. I stay here in SG, a leasehold private condominium of 99 years. I am focusing on freehold landed house. About 35 years ago, I took up a leasehold property which had left with 80 years of remaining years then. At the time people worried about no banker fiance available. Now, the property still values a great fortune, as it is a focus for en block, that is redevelopment. Very good rental return indeed. To recap, most property in both HK and SP are leasehold, but very short period in HK, and usually expired lease in HK are renewable yearly, whilst in SP, most before expiry are redeveloped, with the lease reset. Needless to say, legally the ownership of the land is the state. The English word real property is not really real, as the Latin word real means royal! The land is always owned by the royal family, now the state. A famous football club by the name Real Madrid, the Chinese translation is Royal Madrid and not Real or Fake Madrid! 🤔

Yup , gov will take it back regardless whether your descendants wish to continue living . Do not forget , it's a lease . That's why it's way cheaper compared to condo or landed . If you want freehold , u r looking at 1M and above . Typically (1 - 4M) depends on your budget
最终的产权是归政府。但，在这99年间有很多选擇的！如果幸运的话，住的一区政府须用到，就会与你对换一间全新组屋，地点也不错的新区。或者，住了快到45年，将会有一大翻新工程，让你继续住下去。再过20年又有一翻新工程。当然这段时候如果你要卖也可以。卖了再买另一间政府组屋或换私人房子。当你老了，房子不想卖，可以低压给政府，政府替你估值后，每个月给钱给你，一直到卖价为止。所以你也不用担心，房子没价。

no. its not rent. please don't anyhow say. rent, u cannot do anything or resold. a 99 leasehold 100 sqm is 1.5m. freehold is 1.7m. other than every year is 99 yrs, is it worth paying 200k more? plus when its old, high maintenance. home left 30 left yrs r depreciating asset, so money paid may b consider like paying rental. therefore buying 99 yrs, need to value the lease more carefully compare to freehold which is 99 yrs always for valuation. finally leasehold/freehold r misnomer. it should b call 99 yrs-rights-do-anything and forever-rights-do-anything-with premium/fees

The new BTO flats are still smaller than the older HDB types for each room type. At least 10 sq m smaller. I think sooner or later we will also have micro flats like HK if that's the way they continue to build new flats.

You must be crazy Singapore house shrink only during mbt era there after kbw took over the helm of housing the house size has been stabilising. It’s due to inefficient placement of pillar beams therefore minimising usable space within the house. New flats built in recent 5 years are all big living room and kitchen are bigger than my current 1991 built HDB 5 room unit. Rooms are smaller certainly but that space has been ceded to the living room
@@JAYJAY-ch4ik I don't live in a post-1990 flat. I live one that's built in the 1980s a 4rm flat. When I go to the mock up at HDB HUb, every 2 room to 4 room has the feeling of being smaller than the the older flats. One thing for sure. It appears that the govt has shrunk the bedrooms, expanded the bathroom (why is there even a need to when you are in there at most 20 mins). MY bedroom can put in 2 beds and a few other cupboards and a desk and still have walking space. Can the newer flats even boast about that?

目前新加坡执政党是人民行动党，在1965年独立后，李光耀总理为人民设立 "居者有其屋计划" 的观念延续到现在都非常成功，主要是新加坡人民行动党争取每届能连任执政，不像香港政府每届执政只是5年，试问那一届的政府会去耕耘而且会把成果奉送给下一届的政府呢？所以到目前香港政府只会袖手旁观，没有彻底去为市民做事。
