    Car and scooter Or road motor vehicle parking and usage should not be encouraged in TOD zone but use of metro train should only be encouraged. Cycling and walking should be used and encouraged to a maximum in TOD zone and cycle can be carried even inside the metro train. But builders want to get additional money by selling more covered car and scooter parking slots to external flat buyers in high rise buildings in tod zone and so keep on building more basement floors.
    In Pune city, average distance between two successive stations on Vanaz-Ramwadi route is less than 1km yet the distance of TOD FSI zone was increased from 500m to 650m from boundary of each metro station. They even removed the constraint of plot area for a building in TOD zone to avail FSI based only on width of adjacent road. Buildings as young as 35 years are going for redevelopment in TOD zone of Pune metro routes. Builders r getting permissions to build high rise upto 24 floors and the floor plan can have as high as 12 flats per floor- a common toilet less chawl type of design where only corner flats have good light and ventilation. Builders even charge prefentially for buyer who wants corner flats.
