I bought a HDB 3rooms , it consist of 2 bed room and 1 utility room, and I rented 2 rooms out and left the utility room for myself to sleep, for single only allow to buy a BTO 2 rooms, which is only have 1 room, and in a non mature estate, I bought near to a MRT , hawker center is near distance with a lot of good food

Cos the amount of monthly rental is same as paying your monthly mortgage loan...so its better to own your own house. Do a survey on the estate you want to stay in, however if its a HDB and near your in-laws house, you can get some subsidies.

Not sure if there is any revision in the terms and conditions for housing, i got mine in 2014 and there was no grant because it is within mature estates. My bto is near my parents' place. Only got the extra chances during balloting.

i think he is stating the price of a BTO after grants. because even before grants, 3rm BTOs average around 100k
@@hironyx That's more for a 2rm BTO before grants. 3 rm before grants would be about 200k.

In case anyone is wondering why buying is only 99 years:
Singapore is too small and has not enough land. So if land is all 999 years, older families will hog the land and newer families will be unable to buy a new house.

Nice to see you considering a resale HDB resale flat in Yishun! Flats in Yishun (like those Woodlands, Admiralty, Canberra, Yew Tee and Choa Chua Kang) tend to have the most competitive pricing in Singapore, and you can get good prices even for flats that are not far from MRT and other amenities. If you want larger-sized 4-room HDB flats i.e. 105sqm instead of 90sqm which is now the norm, you can look for flats which are around 20 years and older.

Ghib-san, don't worry about the 99 year lease. The 99 year lease system is a very necessary part of housing in Singapore because we have so little land. It ensures that the government can plan to build new properties after demolishing ageing estates for future generations of Singaporeans.

Reminds me of when I was doing HDB hunting last year. hahaha I think it took me 4 months from viewing to finally completing the transaction. I got a resale too because of the grants and size. Some of the newer flats, the kitchen is so tiny i think only a max of 3 people can stand inside. people like to sell their bto after MOP so they can earn money and upgrade to bigger flat or a condo and I think their price is ridiculous. I got a 19 years old 5 room flat, it's a lot more spacious. Price per ft so much lower than the newer flats. The money you save can be used to renovate or buy furniture.

Very accurate understanding and explanation. Nice kopi-o-kosong. Check the old flat's condition carefully that you are buying, otherwise repairs of the piping and electrical network will add to your costs. Good luck.
If you can wait a little longer, there’s the Open Booking of Flats in August, basically flats that are left unselected after BTO sales launch, then not selected in SBF and after that not selected in ROF. Anyway, OBF are flats that are unwanted or not sold - usually flats near rubbish chute or 2nd floor but last time I checked there were many good options like above 9th floor 4-room flats :)
Also, not all BTO takes 5 years to build. There were some that only took 2 years.

If you wanna get a house in Singapore i would suggest you to get a place where wet market , transport and hawker centre is near your house so that it is more convenience for you.
HI yes try sale of balance flats(SBF) you might be very lucky now cos due to the pandemic, i heard a lot of people returned their ready chosen choice units from previous BTOs. So if u look around on their hdb websites might be able to find. Good luck!

Sg is safe enough. So I dun need condominium. My hdb area got Swimming pool n gym jus 5min walk. N near to mrt station. Condo is good for second property
There are also HDB flats in areas where already built up, and extra units not taken up yet. You should look at HDB for those extra new flats. And it is way cheaper than resales.
If u buy a resale flat, better find out how many years of lease left from ex -owner? All HDB flats from 1 room to 5 rooms, Executive apartment or Condominium are 99 years lease from 1st buyer. The price will be evaluated and depreciated as years goes by. Landed properties and private condominium are 999 years lease.
Not all hdb flat units have a bomb shelter! Some flats have it in the homes itself (like yours) and some areas have a very big one nearby in one of the void decks. Those are normally being rented to be part of shops or part of kindergartens/day care centers/clinics etc. (MIGHT be wrong on this tho 😅)

Note that actually, older HDBs used to be designed uniquely! For example, the previously demolished rochor centre had unique four colours, and the HDBs were so iconic. In Tampines, there are four blocks that has a unique design and structure. Apparently, it was supposed to be built in Simei (in reference to the Four Great Beauties of China) and the 4 blocks were meant to somewhat of a condo. It's different in the sense that it has BBQ pits! Most HDB estates don't have those. Sadly the newer BTO flats look really identical... I wish they continued to diversify the designs.
Though resale flats might be a good idea, I think there are additional costs when you renovate it though? Can't wait to see you find your ideal home sweet home!

3 room flat at 40k-60k is the cheapest price you can find, before grants. that would be a build-to-order (meaning you have to "bid" for a spot, be lucky enough to be chosen and wait for 3-5 years for it to complete construction) at a very remote location (probably the most inaccessible places) in order to get that price. most 3-room BTO flats average around 100k and at least twice or 2.5x the price if you buy from open resale market

Hello good luck with your house hunting, it’s an exciting rite of passage for all singaporeans to buy their first HDB ☺️. By the way, 99 years lease starts from the day the land was bought by the developer not the day you move in, so the lease is actually much less years! If it’s too old you will also not get the gov grants so make sure to find out all the right info!
I'd rather live in a plain HDB apartment and have a very attractive bank account!

Hahaha, lease is quite important if you have intention of selling/not selling. Intention of selling because once the lease goes below a certain age, it will be harder to sell and you may be forced to sell at a lower price. No intention of selling is pretty straight forward. All the best!
Hi Ghib. You can also explore the option of looking at new HDB flats under the SBF scheme. This are flats that are new but due to reasons are not occupied. Which means unlike BTO you don’t have to wait 5 years. Downside is compared to BTO you will have limited choices to choose.
Go to HDB website to find out more.
Also if you are looking at re-sale flats then you should look for flats near your in-laws. As that’s how you will get the proximity grant.

I would recommend to look for a Property Agent to speed up the process of finding property / apt here especially Foreigners, there are tons of Rules and regulation here
Selecting a HDB ~ lead to a lot of future plans - Children, Work Area, Expected Environment in nearby area, time to sale it, rent it for expense... etc...

You can also visit HDB Hub @ Toa Payoh for "sample" show flats.
You can start off with a hdb first and buy a condo later after 5 years while renting out your hdb. This way, you can have two properties and passive income from the rental of your hdb.
As Singapore is land short, most properties are up to 99 years, so that the Government can redevelop the land for new building.. 99 years is also long enough for an apartment as it will be worn out no matter how well it can be maintained..

Ghib-san, if you buy a HDB flat within a certain distance of your in-laws house, you can get an additional grant from the govt. The wait for a BTO is much shorter now. About 3+ years, I think. And it's cheaper. Much cheaper. Also, sometimes there are some BTO flats that were not sold during their particular launch. You can buy these at the lower BTO prices, but don't have to wait for it to be built. HDB call these sale of balance BTO flats. Can consider checking it out.
Ojisan, it is not 50K for HDB flat, it is about 500k. Correct me if I m wrong or I have misinterpreted your sentences?

There's con's & pro's in living in an hdb some places does'nt have any bus stop / mrt and you have to walk very far for the bus stop or the mrt , like marine parade there's no mrt only bus stop .
When a singaporean and foreign spouse get a flat, u can put the flat under both ur names as owners. Besides getting the grant...

some of my neighbours already sell their flat after staying for the minimum 5 year occupation period...so even if getting BTO flat, some also don't stay long. so better to get one with good location good price and...if possible good neighbours? have fun searching for your first house here :)

As a local. I realise something. Whether if you are staying in HDB or private property. Be it divided by road or side by side. Ironically, we breathe the same quality of air and drink same quality of water.

HDB flats r value for money, they r the quality n have the internal design of the Spanish private condos, but Singapore’s having a safer environment n better education environment for your kids. Our government is also taking the first hit on our behalf by building HDBs n maintaining it for us at a yearly loss of 1.8billion. No where else can you own a city apartment with city like a emitters at such a price. Our BTO prices r 50% cheaper than what a refugee would pay in a Scandinavian country. My 2 private houses were worthless in finland because the economy n unemployment rate was depressing ,thus my property did not gain value like they did in Singapore. Freehold or lease is irrelevant if your country’s economy is weak. Nothing is worthy for your investment if your country is unstable. Good choice Ojisan.

Condo is not worth to buy. Nowadays there are not many condo that are freehold or on 999years lease. It's the same as HDB, 99 years. Pathetic. Only difference is amenities and on top of that I have to pay freaking maintenance. So please don't waste your money on condo.

Getting a HDB/EC is a good choice for a first home, there are subsidies and you can get a second private house in the future while keeping this HDB. (Reverse is not true based on current property laws)

If you want hdb flat, get the new bto flat which has 99 years lease. Don't buy resale flat which has very short leftover lease, which is very hard to sell after 5 years staying in it. It's easier and cheaper to get it in non mature estate.
Other than flooring and ceiling, you may like to take note of water piping in the toilets. Also if any of the walls look strangely stained. Yes, stained like the movie "仄暗い水の底から" . But don't worry, the cause is usually not same as the movie. I have heard of stories when the walls are so thin that when your neighbour next door turns on the air-con for too long, your wall will turn damp.
Also, do undercover visit the place during day and night. You want to see if there are things which the property agent or the flat seller is not telling you. Good neighbours is very important factor too.
Another you may take note. If the flat you are buying is located at lower level, and there is a coffeeshop/foodcourt directly below. You may get cooking smell smoke daily, which some may not like because their washed laundry will catch the smell too. But since your wife is a Singaporean, she probably know a lot of other tips as well.

I think you might have forgotten to mention that there are some jumbo flats in some HDB areas. Besides getting the grant from the government , you and your wife might have to fork out some extra money for renovation

Just look up on google. Government recently increased the grant for Singaporeans with non Singaporean spouse.
