@@dsproductions19The thing with gerrymandering in the U.S. is it's normally drawn in a bipartisan committee and tends to favor undisturbed wins for a dominant party.
In this scenario, yes it is a very suspiciously drawn district in a red state which heavily favors Democrats. However, consider that Texas voters are nearly 50% Democrat but you, and everyone else, recognizes it as a solid red state. The representatives of Texas are more Republican than the population. This is because of gerrymandering.
It's unavoidable that there will be blue districts around the major cities but the districts also all need to represent the same population. If you find a way to creatively cram the democratic votes into a few superblue districts you keep them from potentially flipping other ones and can continue to push for policies to try and keep the state red.
If Texas only had two equal population districts divided by one line of any shape or length it'd be impossibile to keep them both red.

The interest rate thing is true. My wife and I discussed moving to a bigger place a bit further out since we both work hybrid, but I'd hate to give up my 2.9% interest rate mortgage.
Not selling the house are are paying for and living in is not the real problem. Government and stopping additional building is the issue. The government is currently artificially keeping inventory low while demand goes up.
Good news...boomers, the biggest generation, are starting to give up their houses...as they die.
if I were you, I'd invest you cash in the short term bond market.
They are paying over 5% interest right now.
Use the money you earn from that to cover you mortgage payments, and don't pay extra on your mortgage.

Perfect description of the housing situation. Building codes that only allow expensive, large, unaffordable houses to be built. It keep's existing property values high.
Don't forget the sheer amount of permits which often take years to get approved and cost thousands each.
my stance is simply. Put nimbys on trial for treason and ban housing and parking minimum requirements allow literally anyone to build literal shack stores and homes anyone and make opposing them illegal

suburbia; land that is either within a block of farmlands or cannot support a large structure
urban; land not next to farmland, land that can support itu
heavy industry (food/chemical would be separate)
essentially the idea would be to essentially ban suburbs from being able to oppose new quadplex, duplex, etc or stores being built in neighborhoods and even bring criminal charges down on any attempt to stifle this. Im done negotiating when it comes to more housing/stores .. chemical plants, meat packing plants, landfills, these are generally outliers
@@neocortex8198 There's then the concern that stores tend to also draw crime to that location. By concentrating the storefronts, you tend to draw crime away from the houses. If you scatter it among the houses, you also tend to spread crime into those neighborhoods. Same issue with duplexes. That's why people oppose such actions
I *do* like your plan and idealism, but I wouldn't try to force it through. There are genuine concerns that need to be addressed first before it's possible, and that's not even beginning with the permits that make it impossible to actually build anything.

We likely won't see interest near that in a long time so buying another house with financing as most need to is going to be much more expensive at much higher interest rates. It isn't illeagal to charge any rate but the market is not there.
@@cybersmith_videos Interest rates were increased by the government to combat the inflation caused by the government. A $300,000 mortgage at 2.5% has a $1,200 monthly payment. At 7.2% the monthly payment is nearly $1,900. The buyer will have to pay today's higher rate no matter what, but the seller has a choice.
@@cybersmith_videosits more complicated than this... but basically the Federal Reserve uses monitary policy to influence interest rates.
As an example, they may offer to borrow money from banks at 2.75% and lend to them at 2.25%. This means that the bank will never lend money to you at a rate below 2.25%. The middle of these two numbers is called the "Bank Rate" or "Fed Funds Rate" and would be 2.5% in this case.
Currently, the rate is 5.25%. So there is nooo way a bank would lend to you at 2.5%.
The reason that causes people to not want to sell their homes is because the would lose money to the bank on the deal. Most homeowners still have a mortgage, so they would have to borrow again if they moved. They might be forced to borrow at 6-7% which would cost them a lot more on a large mortgage.

We locked in a 2.25% 30 yr VA loan. We paid ~$4,000 in fees to get that rate. However, the loan can be ‘assumed’ or paid by a buyer. I will factor in the cheap cost of this loan into the selling price.

A two term limit on all American politicians would drain the swamp. I live in Phoenix, Az., our mayor and governor are term limited.
So senators get 12 years, members of the house get 4, presidents get 8, and members of the supreme court get 2 lifetimes? Maybe defining it by terms isn't ideal.

BTW, I actually went to a zoning meeting to encourage the board to allow a builder to build high-density townhouses on the adjacent 1-acre vacant lot, with other neighbors opposing it until I spoke up about property rights which benefits all of us. I added at the end, that I preferred a Dunkin Donuts as a neighbor, but I'll take townhouses.

Nah, you just payed upfront rather than over time. Low interest rate means many more people are able to get mortgages for larger amounts which means house prices could go up along with the easy access money. The only winners are the banks and the government (More land tax $$$).

In my country most people have non fixed mortgages or short term mortgages of less than 3 years. So when the interest rates went up people got affected very fast. There has been some talk about how it would be good to have 30 years mortgages like in the US but as this video points out there is a downside. My own mortgage was on a one year term and went from 1.7% to 4.4% and it will be higher still before it goes down again. Now I’m at non fixed because I hope it will go down again soon.
