Use the tent wash and water-proofing from REI once/year if you use your tent often. The wash has UV protectant in it. The other thing I noticed in my tent is the seams collect sand and dirt which will wear the threads in the seams. So I set my tent up at the end of the season, dry rag sweep, damp rag sweep, the use crevice tool on vacuum cleaner and go around the floor seams. For most people washing a tent and being meticulous at the end of season is not necessary if they only camp a few weekends, but my tent gets used a lot during summer. I hang my down filled bag inside my closet. I hand wipe the inside and outside with a damp, lightly soapy rag at the end of season, during season I always clean up before bed to keep the bag as clean as possible.

Make sure no synthetic materials are stored directly on concrete. The acid in the concrete will deteriorate the material.
