Hey Taimoor. Really informative video! I have a question about the covered area. If we have a double ceiling space (for example, a double heighted lounge) does that count as covered area for two floors, or just one? Thanks.
It won't be counted as Covered Area for GF but cost won't be saved much as extra reinforcements are required to handle Double Ceiling Load

Very well explained.....there is an issue with Bahria; if I start building a 500sq.yds house, why should I compromise with the elevation. For this size I need to invest at least PKR 30 million for construction, even after investing so much money, I would have to compromise on elevation. This matter must be addressed by Bahria. Nobody wait for the year to get his elevation approved
100% agreed, but on the flip side, there are many elevation options that are available and good. But yes, BTK should make process of elevation approval easier
Is there any minimum limit of covered area as well? Like for 500 yds, can we leave more than 50% area open?
Hey Ahsan, no there is no limit to how low you can go but obviously you have to keep practicality in mind for e.g. you just can't say that you will make one room on the entire plot. Elevations must be followed while apart from that you can shrink covered area size to even as low as 30% (not a legal opinion though)

Yes you can. 50% is the max that is allowed
