The business model Wawa uses for the gas stations is to lower the prices so low that regular stations can’t compete, and then once all the other competitors are gone, they jack the prices back up. We saw this up in nj/pa over the past 5 years. The time to buy a station is after the competition is all dead

Ben, you do a lot for people, here's something back: magic plan...you can measure rooms using your phone and it's pretty accurate. You just take pics of the corners and walk the room, you can do estimates on materials, layouts, etc.

Few years back i was assistant to an artist and within the short period i worked with him i observed that he had quite a chunk of investment everywhere, stocks, crypto, dividend investing to name a few, so he had revenues coming in from all angles. And in a year his worth doubled. With this i learned that the rich stay rich by investing.

Ben, I'm from Delaware County, PA - where Wawa started - Store #1. They were always a convenience store, and THEN they got into gas. They chase all of the small stations out of town with the convenience they offer, and they beat the small "Mom&Pops" shops by a couple cents a gallon, until all the little one are out of business. If you have Wawas moving in, I would NOT buy gas stations. Just my 2 cents. Big fan!
It always amazes me how dodgy contractors can be. Some things like the painter painting over the wall paper really show how much pride they have in their work to just not give a fuck. I hope they're cheap, but then again, the cheap man pays twice.
As a painter, I'd say they're fault for hiring a painter who would do such a thing. Also will be more labor & cost more of course to remove that properly, then paint. Usually need to do some mud or wall patching too
Ben if you ever come across a gas station on a good side of town where people drive electric vehicles make an area where people can charge their cars, that’s the one problem with charging stations they don’t have convenient stores with them, they just have charging areas, no place to relax and wait while their car is being charged or nowhere to grab a snack or a drink
