    Ben is probably one of the most impactful teacher / parent. Putting his son on video even if he’s embarrassed, being honest and bold with him, and really just paving the way for him very effectively. He’s not soft, he’s not moving slow, he’s making sure he learn the hard way. He soon become a big shot like Ben

    Vinson's waist line is definitely following in Ben's path.
    Ben is absolutely right, he did the dirty work of renting low rent duplexes to build his portfolio to where it is today. Vinson needs to start from where Ben is today, and grow from there.

    Ben makes an excellent point. Ben went through the shitter, his son doesn't need to. He should have known better. Those are terrible investments for someone who had 400k. Leave those projects for the people who have little to no money and experience. You don't need to start at the shit hole level Vincent.

      It makes for good viewing, Ben shitting all over his son. But I promise you, it's only for the camera! How do I know this? Well the neighborHOOD is surrounded by new high end development on 3 sides and the other side of the bike trail is Belleair, multimillion dollar homes. And I know for sure that Ben also owns property just one street over.
      I know all this as I also own some short term rentals in the neighborHOOD, they cash flow like crazy, 95% occupancy!
      It makes me feel good about my investment with Ben and fam also buying up in the area.

    Hard call as it’s not gonna be 10% net if we’re gonna be honest with ourselves. I’m with Vincent because it would be nice to see him redevelop that whole street but at the same time, Dad said something key, he could have borrowed 2 million with 400k and invested completely differently.

    These are all tear downs, not worth the headaches! Tear them down, rebuild with duplexes and now you got something to work with - very nice buy IMO. Lots of opportunity

      Even if duplexes were off limits, the current homes would be far more headache than they would want to take on. Rebuilding even small single family rentals would be more efficient. This is a very nice piece of property - I guarantee you they researched the codes before buying.

    Ben, he did that b/c he loves and admires you and what you've accomplished. He should fix them up just enough and sell all three properties as a turn-key bundle to an investor (for a 3, 5 or 10% premium) for doing all the work, to add to their portfolio. Then he can go purchase a triple net property like you suggested but even bigger.

    Ben is right on this one. Vincent has $400k tied up now that he's making what...$50,000 gross per year on? Probably by the time you factor in maintenance, vacancy, renovations, inflation etc he's making less than 10% on his money per year on property that is not going to appreciate much if at all AND he's going to have all the headaches that come along with managing lower-tier property.

    The biggest global markets are money and real estate. Not art or financial services or tech platforms. I happily leave those to others. Analysts that are unfamiliar with digital assets; specifically the bitcoin network, are probably missing out. It's a huge space. I'm bullish with a 5-10 year view.       You stated everything. I lost a lot of money in this market because I had no idea what was going on; I was simply led by influencers to believe that the bull run would continue longer without a correction.     props to your son, its really not that bad. 400k / 49200 = 8.13 years ROI. He can always rent hike every year too and with future potential to demo and build duplexes.
    Land is an appreciating asset, good on him for not wasting that money on a Bentley!

    Ben's mad cause he spend majority of his career doing that so he and his family could move up to buy big hotels/shopping businesses/triple net deals.... Which actually is the right thing to move the business up and up
    Vince doing this so he could have a business of his own.... not wrong but it is alot of headache from the condition of those units... That $400k could've been a down payment for some thing quite big... Multi unit building/big retail which he probably should have done, he already has all this mentorship+help, he got a much bigger head start than his father

    Honestly I do think that's a good investment. I think if he does clean up the entire block, with the fact that there's a super active air bnb, he might actually be able to turn the block around and flip for double.

    I realized that the secret to making a million is saving for a better investment. I always tell myself you don't need that new Maserati or that vacation just yet. That mindset helped me make more money investing. For example last year I invested 80k in stocks (with the help of my Financial Advisor of course) and made about 246k, but guess what? I put it all back and traded with her again and now I'm rounding up close to a million.

      @Doukas Amal Be careful not to jump into trading without any proper training because it can be very detrimental. Many folks jump into trading only to suffer great loss at the very beginning. Do not try to imitate a professional traders, better still ask questions. Get the services of a professional stock expert or a licensed broker.

    Vinson is right on this one. I know that area, I recognize the condos on the other side of the Pinellas trail. Pull in rent for a couple years while you get a plan to build something substantial on it.

      I'd like a top loader, but I don't have room for a side-by-side washer and dryer. My dryer is on top of the washer. My front loader springs a small leak from the door once in a while.
