  • Something is going on with high lumber prices. While lumber prices are high, not everyone in the lumber supply chain is sharing in the benefits. Some people are getting rich and others are barely making it. In this video I explain what is going on.

    Two and a half years ago we bought a portable sawmill for our homestead. At the time people thought I was nuts as I had never even seen one in person before that. Those same people are now asking to buy lumber from me! We make all our own lumber for all of our projects here on the homestead.

    I work in the industry. Prices will come down when people stop paying the prices. I hear it every day. "I can't believe the price of lumber" or "when do you think it will come down" but yet a simple change like maybe I won't get that extra 2x4 or I won't build a tree house for the kids this weekend, will help slow the rising prices. People complain but won't do anything about it.

    • @RainCity3rd

      no it isn't, lumber is a commodity. Why would your son's company or any other lumber mill charge less than the market price for their product? For the last many years, prices have been down they didn't get the charge more... if they couldn't turn a profit they shut down as many mills have.

      @@oldengdg2575 wrong. There is not a monopoly of sawmills are you nuts? It just costs a ton of capital to build a modern efficient mill, they don't build over night it takes over a year so won't help with supply. There are a number of large companies and thousands of small ones something like 3000 in the USA and a huge number in Canada as well. For the last several years prices have been so low even as new building has been up which was usually before a leading indicator on prices. Mills were shutting shifts and small mills stopping production completely as we're all low ng money. It wasn't speculation by 'investors' and it wasn't a lack of demand. The industry wasn't actually sure what was going up but 2019 was a bloodbath and they are still recovering. It was shuts down to do with covid either as j haven't heard of anyone shut down at all it was all the low pricing. And now that the pricing is up they are producing at max capacity but only since the end of 2020 meanwhile building construction was way up and continues to be. So inevitably it's just a lack of supply. It's simple supply and demand economics, no need for made up evil speculators and evil investors. If anyone was smart enough to horde a ton of dimensional lumber 1 they would have lost most of their profits holding it and insuring it and transporting it somewhere and they would be now selling it into these high prices which wouy be pushing down the price as it adds old supply back. If there were huge speculation it wouy have the opposite effect as you are saying. It's simple a cyclical industry. They mills are going full tilt and by the summer sometime they will have pumped up enough supply to push the prices down. If you think oh the mills will just on purpose keep production slow to keep prices high. It's not how the market works these mills are all trying to make as much money as possible while the getting is good.

      @@oldengdg2575 right and why would potential buyers of their stock suddenly drive their stock prices up 3x and 5x? Because of the massive revenue increase and that they were so cheap as we're basically losing money last few years. It WAS a good time to buy their stock, I wouldn't buy it now. Might be time to sell also. I've started to sell mine.

    • @RainCity3rd
      @RainCity3rd 3 роки тому +1

      @@realdeal1841 that's a big claim, you have anything to back that up as I would be very interested. But from what I have seen in Canada the prices were so bad over the last years the mills were struggling. Many had shifts down and smaller mills many just closed. We had quite good new home starts which usually means lots of demand and high prices but for whatever reason prices were not following as they usually had. I talked to some industry guys and they were puzzled. Either way it makes sense that build was up and now it's taking off like mad but that mills were not full capacity last while and now are but need to catch up. Pretty typical commodity behavior. Similarly to oil and gas. Lot of capital for these big wood companies to build a new mill at least a year before it's running and a ton of capital. I suspect prices don't last as demand is filled with everyone on full blast.

And as you said, the retailers are not making too much. As a lumber yard supervisor I have to constantly explain to customers, the whole process of things. They complain to me saying we need to drop our prices. I tell them its not up to us who makes the price, its the manufacturer. Supply and demand. As long as the demand is there, the prices will remain high.

However, despite having paid off for that stretch of the highway by the early 1970's the state continues to raise the price instead! Today the fee for crossing I-895 (Harbor Tunnel Thruway) is $4 each way compared to $.40 in 1957.

      I was one of those small mill owners and logger for 25 years. As was my father and grandfather. Weyrhouser put us out of business by offering land owners more for their trees standing in the woods than I received for lumber graded and delivered to them ( they were the only buyers for hardwood lumber in our area). Just as the small mom and pop grocery stores and filling stations were put out of business by price control by big business so has the small mill operator. Even if the small mill would start back up t would not take long before big business would slash prices just long enough to drive the small mill owner into debt. Small mill owners have a lot invested in equipment, inventory, monthly charges (fuel and electricity) and cannot survive long when faced with low prices for their products from their main buyer. Consumers tend to buy from the lowest priced source. For a short time the mill owner may sell his product while the big business gouges the consumer, but as soon as big business lowers the price beyond profitability for the small mill.......the small mills go away......as planned by big business for just what we are seeing now.

      You nailed it, lumber prices are expensive because shipping is expensive, because oil is expensive. The people making a killing on lumber is big oil. Everything is expensive right now, due to shipping being expensive. Weyerhaeuser's profits in that graph, was from the sale of land, not timber. They sold a ton of land in 1/4 4 of 2020 in WA state.

A lot of times people talk so fast you’ll sit there and say what the hell did they just say.... rewind... but I am a land owner, I have harvested the land back in ‘08-‘09 but haven’t since. But I was looking to build on the property and WOW, try to get a contractor right now is impossible.. prices rise daily at this point. I’m giving up and will buy something already built and keep the land to vacation on or what ever.... but this is insanity what is happening, there is going to be a major crash I’m expecting... so I’m thinking park your backside somewhere comfortable and safe because we are in for the long haul... the scramble is on...

All I know, is that my policy is likely not enough coverage to replace my home in a wildfire zone (and having gone through a devastating wildfire last year where 1500 homes burned down 1500 feet from my house).
      It's not simply about the amount of coverage. It's about actually getting an insurance company to pay up once a disaster happens. Of the homes that burned down in last years wildfire (CZU Complex Fire), less than 1% of them have been rebuilt.
