Yes, in the valley area not too far away I see citrus, apples, tomatoes, figs, cherry, apricot, etc. I don't know the exact soil make up though/

The bank I recommend (Access Mortgage in Redding - no affiliation by the way) wants 35% down, a typical seller is 20% to 50% down. You can try different banks just be sure to tell them it is larger acreage and no utilities because some won't lend if too large or doesn't have such and such like a well or power. Great questions.
Beautiful scenery at the top. Just wondering how long does it stay green. I’m guessing it’s in the winter months during the rainy season. It’s mostly brown most of the year. I’m sure the creek is seasonal also. It’s there deeded access to the property? Any idea how deep the wells are in that area? Thanks for showing.
Thank you for your comments and questions? It is green until late spring early summer depending on the rains. Yes, the grass dies in the summer. Yes, the creek is seasonal as I stated in the video. Yes, it has a deeded access to go to the property. I am no well driller but my wild guess is high 200 feet or a bit more on average. A local well driller can give you a more accurate estimate.

Wonder if, from your experience, buyers have tested the water for wells, creeks and rivers. Do they test you ok high concentration of metals etc since a lot of lots I see here were mines or close to mines. Really interested in those areas. Thank you for showing them!
You can check with the EPA. Most of the time people only check the water when they purchase a property with a well on it. But you can do any testing you want to during your inspection time.
What are your thoughts on growing an orchard out here? Is the soil conducive for this type of endever?
Anything is possible. Unfortunately, I am not in the farming field, so I don't know how this soil is for whatever you want to grow. Maybe come take a look or see if there is an online map of soil types by chance.?

You can leave it just like it is if you want to.
Curious Who and why are selling so much land in northern CA so reasonably?
Is that mt Shasta in the background? If so, seems close and when it blows, it would impact that whole area!
That is what is goes for here. Still a reasonably priced area. Lots to choose from unlike most of CA.
Mt Shasta erupts every 500 to 800 years from what I read. It is well over an hours drive to get there from the property. I'm not worried at all.

I've heard that the cartel is all over that area doing illegal grow operations. Have you ever come across one before?
No, I haven't heard of anything in this area. I'm also not hooked into law enforcement either. Only one time in my 20 years of selling land have I had what was possibly cartel or something like it. They could be around of course but I have heard from law enforcement many years ago that they are heavily concentrated further north near the Oregon boarder and or NW of that area, but anything is possible these days.

No, it is undeveloped. You will need a well, septic, and solar if you want to build a home.
And not only that; you get to pay outrageous taxes, fees, penalty's, and deal with the incompetent county bureaucracy. {moved to Nevada}
I see you are not used to this area of CA because the state is not the same from North to South. Like the taxes for one. Very reasonable on the taxes here. 1 to 1.25% of the assessed value.

Physically, yes, using the lower road there appears to be an old path in but it doesn't go in very far.

I dislike those because there is typically nothing but tree cover from up high and it does not show topography well. I use 3D aerial images in movie form. I'll seriously consider if I get enough people who want to see it though.

Bumpy road? Good, keeps people away. Put a Monolithic Dome house back partially into the hill, move the larger stones to the edge of the property, supplement with concrete rubble.
