Think about Malibu and Gonaieve in Haiti they have mudslides because of not enough soil due to deforestation. So always plant trees back and away from ur houses foundation.
Also you need to find out where the sewage water is going , hopefully not back into the ocean like some places. I would do a water sample over a months time and have it checked for water quality.

We thought beachfront lands are strictly regulated by the Lands Commission and not easily saleable.
They our selling our precious land to the highest bidder. Greed, greed and more greed. I hope nobody buys because whatever they build would would eventually be swallowed up by the sea.

These lands are usually owned and sold by chiefs and families and comes with future land issues dealing with families and chiefs. I’ll advise for buyers to take caution and do their due diligence thoroughly.

We are also waiting to hear back from Jeffrey. @TVS I understand your feelings, but this price is reasonable. There is still a lot of money that will need to be spent to make this virgin property liveable. We are small investors, we are going to be more conscious to the culture and the surrounding communities than those big investors with deep pockets. There are concerns such as erosion, salty air and other considerations on living or investing in beach front. We are also sending money sight unseen so this is risky. Please do not be offended at the seemingly low price. The lease term is 50 years. After that the land can be returned to the citizens of Ghana developed and ready for the next generation. We are helping each other.

I need to find someone that can get me a freehold, this leasehold business I’m not too sure of.
I have asked and unless you have a boatload of money or building a commercial property that will benefit the original owner or family, not happening. The way I see it, 95 to 99 years leasehold isn't bad.
