I used to live in the next county and that area is nice but not THAT nice! It is incredible how inflated the market is now. The feds now raising interest rates to cause a crash and slow inflation is just a bandaid. Greedy agents and banks inflate home values, now interest rates go up, who suffers? New home buyers, some will never have home ownership! The payrates down there don't support those home prices!
For $495 I need brick on the front and sides with a finish basement. Smh 🤦🏾♀️ the recession is definitely going to knock the price down on these standard homes
I love McDonough, but that traffic😵💫. We had to leave because the town was not meant to handle all this traffic infrastructure wise.... and they're still building😫
When moving to the Union Grove Area, you're going to pay a nice penny due to the high performing schools. It's designed to keep their community and schools top notch.
Unfortunately 450K is the new $200K so if you want anything remotely nice you better get a better job, get out of debt or have multiple income earners in your household.
Prison windows: One window in the corner of the room, is a prison window. Closets: Wire racks which are plastic and don't hold up over time. These are the same racks you can buy in a pack at Walmart, Target, Lowes, and etc. Wall Cabinets: Lack of wall cabinets in bathrooms, laundry rooms, and even in the kitchen. If you can count the number of wall cabinets in your kitchen on one hand, that means you don't have a sufficient number of cabinets Hallway Closets: Where are people putting their linens, towels, comforters, and etc. when there is ONLY maybe 1 linen closet with actual shelving in the house. I can forgive most if not all of the above things in a TRUE starter home, but at $300+ that is not a starter home.
Lol.. unfortunately you’ll have to spend a little more $$ and get a custom built home. Better in the long run, find some land, build and don’t have to worry about neighbors and a dumb ass HOA
You’ll have to spend around $500,000 or more for better amenities nowadays. Home prices in the $300-$400 range are what most can afford. $500 or more is getting into custom features that builders can afford.

These are beautiful homes, I like the 1st property the best, unfortunately I can’t afford to buy a home yet but I love to watch videos like this and dream a little.
My favorite is Lot 3 I am done with stairs. I love that floorplan I love that it have a formal living room & dining room, love the little alcove entry way into the primary suite & the bonus plus is the screened in patio....
I live in Hampton, GA McDonough is not too far from me. Best believe that area is overcrowded as well the traffic is no joke going down 75south. Union grove high school is not even that great.
I live in Hampton as well but I get the perks of being right between stockbridge and McDonough so i take Jonesboro rd and avoid the traffic and im 35 mins from Atlanta depending on traffic flow

I live in McDonough. I made sure I moved next to everything because the traffic is ridiculous. I live down the street from all the businesses, shopping centers, restaurants and the freeway is less than 1 1/2 miles from Me. Can’t beat that
I moved to Hampton where i am 8mins from everything in McDonough, stockbridge lovejoy, airport about 15mins…also 35 mins from Atlanta….I remember 10 years ago this area was still kinda rural but not anymore! You really don’t need to go to Atlanta unless for a better Mall or fine dining but im sure this will change eventually…so if you have property or a home in this area already your values will continue to go up!

I used to live off of Simpson Mill and was there when they just open the Publix on HWY 81 and then watched all the stores being built in South Pointe. The traffic was light then but as more and more stores were built traffic became insane not to mention HWY 75!
As a Calif. builder that has to be one of the worst floor plan designs I have ever seen! Who puts bedroom windows next lateral walls? Wait until the buyer puts in their front loaded W/D and finds there is no room🤦.
I'm from McDonough sir, thanks for representing my hometown. I live in the north ga mountains (unfortunately). I miss the culture and the people. It's suburb sprawl for sure but it's growing insanely. Take care.

Second home is nice home, really small closets in the 2 bedrooms and coat closet is really too small for a family. Best to show finished homes. It's easier to picture self in the home.

Thank God I brought my home here in McDonough back in 2014... they are building new subdivision next to me going for 300k+ which are so much smaller than my home ‼️But let's talk about this traffic now due to the new homes and apartments being built.
We lived in henry county for 10 years. we definitely loved the small town feel to the suburb. they only downside is the commute to town! of course any suburb will have that. our home was super affordable there. if i had to move back to atlanta, i'd likely go north for a better view. the one problem i had with my neighborhood in Hampton was it was just flat, cleared land. no nice view of woods, or anything like that.
I hope the builder is able to sell those homes before the market turns into a buyers market. For all brick new construction home go to middle GA you can buy a ranch home or 2 story under 400k.
Something is worth what someone is willing to pay for it, imo that’s too much for those homes, but someone will think it’s a good price. In the next year or two they will regret spending that much

Lot #3 is a perfect empty nester home. I love the flow of it and the screened in porch. I would have California Closets installed in all the closets. I would also make the front living room my home office with glass doors enclosed. Also on Lot #9 open floor plans are what’s in. No one wants enclosed formal living and dining.
