I think the HOA’s and unfinished rooms, slopping yards,for over a half million dollars, is a few of the reasons, why they’re not selling. Could be the design as well. I definitely wouldn’t pay over $500,000, for one of those homes.🤷🏽♀️
I guess HOA’S could be a good thing if it helps maintain property value, but there’s a lot of nonsense that comes with HOA’S like some of their rules make people feel harassed then you get people in the neighborhood and the communities that have been there a while and feel like their CEO’S Telling you what’s allowed and what’s not, hell HOA’S might even have favoritism as far as some people are concerned and I no someone who’s selling their home now because of that reason where they have neighbors who claim to know members of the HOA and are causing them problems and because of their relationships The HOA goes along with what they say, I know you can fight that type of situation but when you have to do all of that it’s like it’s not even your home. Oh well, good job Raymond 👍🏽
Moved to Atlanta from Florida where there are several master planned communities with community pool, tennis court, walking trails, gym, schools within the development etc. The HOA’s are super strict, but these communities are highly sought after because they are super maintained. I guess there are pros and cons.
I always love your videos and honest commentary. What the hell was that man across the street doing? What was in his hand?😂 Anyway I agree about the island. I thought inspectors wouldn't ever approve an island being that close like that. That should not have passed. This house seems like it was unsafe for the workers to build on that slope. Scary! What was that on the floor in the primary? Looked like one of those old school vents. The price point for the first house should be closer to $299,999 23:31 - 23:36 How in the world can they approve another build that close to the other house? That backyard would be nothing! Who are these builders? And apparently, this area of Georgia this county let's anything fly by!🙄
Man Raymond this builder truly missed the mark on certain areas of both homes. The kitchen island in the first home with its close proximity to the stove and fridge is baffling and like you said, the kitchen sinks in both homes placed in the island while there's a window screaming for attention lol. in the second home, they could've easily finished the room above the garage and made a 4th bedroom. I just don't get it. But hey that's just me. Lol Still a great tour as usual.

The first thing like the comments say, they are NOT worth the money bedrooms are for newborns up to 3 years old, closets can't hold anything unless it is for babies. And the 2nd house only have the bathroom going for it. Plus, like you said, the island in both houses are way too close to everything. What a shity lay out.

These homes are probably not selling because they look like every other home accors the country that builders are throwing up in six weeks and trying to sell. It looks cheaply built with that vinyl siding no brick exterior. They are over priced and its nothing exciting about them
You don’t have the address how you know the area? City of Decatur is still the top school district in the heart of metro Atlanta.you don’t have to like the house or the price but the school district is great.

Knee level microwave 🤔 overall this home wasn’t well thought out for the layout
HOA too high to buy. Unfinished basement is a price drop. It cost about $60-70 thousand. This house is dramatically overpriced.

Nice neighborhood there is a lot of trees and its not like they just leveled the land and there are mature trees left. :)
