Really depends on ur sitch if you’re really rich it works cause you can take the extra millions you would’ve spent and invest in other stuff with it. If you’re broke you don’t have the extra millions to keep and reinvest so it doesn’t do much but put you on a payment plan and help credit but I’ve found personally a 700 credit score gets u basically the same rates as a 800 which again doesn’t even matter too much unless u have money/investments.

Or pay 50K with a 5% rate a month and invest the 450k with return of 10% or higher.
Financing allows him to use the banks miney for the initial purchase. Renovating it will increase the value. That gives him an option in the future while still having the loan to to do a cash out refinance which will let him take out 70% of the buildings value to put towards other projects.
You know in assets is how he's rich. Having money in your pocket isn't what makes you rich. He's a good guy. Don't care if he's rich or poor he's doing good.
