I’m so sad I missed this.
I just wanted a small detached 1 bed one bath under 300 sq ft in my backyard. I also have enough backyard space with enough yard for both homes too.
It would have been perfect for my needs.😢

Yes now the state is actually saying that’s statewide. But I bet some cities will still want to fight that or make it difficult.
@@HowToADU I'm pro ADU, but im completely against ADUs in the front yard unless it is designed as part of new construction. The original idea was that ADUs go in the backyard so as not to disturb the appearance of the neighborhood street.
I understand that completely. There's a real risk that overly aggressive ADU rules cause some backlash (for example if people start putting weird-looking two story ADUs in the front yard in neighborhoods that don't really accommodate that.)
Having said that, these are the state rules (front setbacks can't preclude statewide exemption ADUs under a certain size and within certain limits) so I think you may want to ask your local city council to consider objective zoning standards that will make these front yard units work. For example, what are the rules about windows on front yard ADUs or access requirements for front yard ADUs or other requirements that will work hand in hand with the state rules so that IF somebody builds a front yard ADU, they do it in a way that doesn't irritate the neighbors unduly.
I remembered another great example. Sacramento allows homeowners to do TWO ADUs if they respect a very deep front setback that puts them in the back yard. This incentivizes investors (who are most likely to make weird front yard ADUs) to do two tasteful backyard units instead of one front yard unit.

The Adu process is a mess, we are doing a small, just a little under 400 sq ft and it’s costing just at $300,000 in Oakland, Ca. Just so expensive…
We own a 1,194 sq/ft home on a 0.41 acre lot with septic. Signed contract with Draftman to prepare plans for a 1,199 ADU using recycled plans ($3,200 for plans $3,500 for grading plans). We are on septic; so county is requiring a new alternative treatment septic tank for the ADU (37K including percolation test, system design, and installation); we will be submitting plans next week. The city alone will get around $20k in permit fees(if not more). Looking to spent about $35k just in permits before the first rock is moved. Luckily, we have friends who are construction contractors-and we will be saving tons there. Selling sq ft ave rate around here (High Desert So Cal) is going for $250 x 1,199 sq ft = $300,000 in equity once Certificate of Occupancy is issued.

My cousin and step dad are contractors, and i can get materials for cheaper then most. Would love to chat with you and learn more about ways to finance a build with ADUs and land.

99k, lol, quoted 300k for 1000sqf 2br in long Beach ca. Would be great if a relative could finance it who wants to and can pay for it without touching my mortgage. They will inherit property anyway.

Indeed. To be honest the 99k is a studio so it qualifies for less. Most people in napa are going to opt for a larger more expensive 1 bedroom to get a bigger forgivable loan and end up with more space. Still a great deal!!

@@HowToADU Natural building, come in different verities such. As super adobe, hyper adobe, cob, straw bale, straw clay, earth, stone and clay. I'm taking classes in March for the super adobe style homes. I would like to build these home for renting out purposes. Some needed info on regulation is the hard part.

I looked into building above my one car garage, which sits on property line, unfortunately city says any new development needs 4’ setback. How the heck do you build on top of your garage having to give up 4’? Must be some way around this? Otherwise i do have nice flat space i. Back yard. I have a nice park like setting so giving the land up for an adu would be a sacrifice, but if it looked good and added income, worth it. I can provide an address as i know you have a ton of interest. My place is in Old Roseville. Homes built in 20’s

I’m still taking on projects but it’s currently very slow because I’m spending a lot of time in DC this year

Ooh good question. I will definitely prioritize California but I’d LOVE to get people started in other states. Applying is free and it doesn’t hurt. I’ll add an “outside CA” option to the zipcode field or something.
Can I build an adu in Yuba county, Ca. For 99k to 130k ?
