Whereas, the Hyderabad Metropolitan Development Authority (HMDA) was constituted vide G.O.Ms.No.570 MA dt:25.08.2008 and the authorities such as Hyderabad Urban Development Authority / Hyderabad Airport Development Authority / Cyberabad Development Authority were dissolved and merged with Hyderabad Metropolitan Development Authority. The jurisdiction of Hyderabad Metropolitan Development Authority extends to 55 Mandals located in five districts viz. Hyderabad (all 16 Mandals), Medak (P) - 10 Mandals, Rangareddy (P) - 22 Mandals, Mahaboobnagar (P) - 2 Mandals and Nalgonda (P) - 5 Mandals.
LAND USE ZONE CLASSIFICATIONS
The Land Use Zoning Regulations contain the following classification of the broad land use zones:
1. RESIDENTIAL USE ZONE
Residential Zone-1 (Urban Areas Contiguous to Growth Corridor): Residential Zone falling within such contiguous urban area, i.e. the area contiguous outside Growth Corridor, wherein the detailed planning of roads and various urban use zones are proposed.
Residential Zone-2 (Urban Nodes): Residential Zone falling within non contiguous urban areas, for which the detailed planning of roads and various urban use zones are proposed.
Residential Zone-3 (Urban Centers): The remaining other urban centers along with their surrounding areas as earmarked in the proposed Land Use Plan. There is no detailed planning proposed herein presently, and the whole identified centers/areas are assigned Residential Land Use Zone.
Residential Zone-4: All the rural settlements- Village Settlement (Gramkantham) and the existing rural built-up area- as earmarked in the proposed Land Use Plan are assigned Residential Zone-4. For all these settlements, an additional 300 M wide belt outside the gramkhantam boundary shall also be considered as Residential Zone-4 to cater the natural expansion of settlements, except in Bio Conservation Zone.
2. PERI-URBAN USE ZONE
Areas earmarked as Peri-Urban Use Zone, around the identified ‘Urban Areas Contiguous to Growth Corridor’ and ‘Urban Nodes’ in the proposed Metropolitan Development Plan.
3. COMMERCIAL USE ZONE
Areas earmarked as Commercial Use Zone and the Commercial Strips in the proposed Land Use Plan.
4. MANUFACTURING USE ZONE
Areas earmarked as Manufacturing Use Zone in the proposed Land Use Plan only.
5. PUBLIC, SEMI-PUBLIC FACILITIES AND UTILITIES USE ZONE
Areas earmarked as Public, Semi-public Facilities and Utilities Zone in the proposed Land Use Plan, and the sites specifically earmarked for any such public/semi-public use.
6. MULTIPLE USE ZONE
Areas earmarked as Multiple Use Zone in the proposed Land Use Plan, and areas identified for Transit-Oriented-Development, as defined by these regulations.
7. RECREATION AND OPEN SPACE USE ZONE

9. FOREST
10. SPECIAL RESERVATIONS ZONE
a) Heritage Builidngs and Precints (S1)
b) Defense / Military Lands (S2)
c) Bio Conservation Zone (S3)
d) Others (Any other Special Reservations) (S4)
11. CONSERVATION (AGRICULTURE) USE ZONE
12. TRAFFIC AND TRANSPORTATION USE ZONE
a) Roads
b) Railways /Railway station
c) Bus Depots, Passenger/Freight Terminals
d) Airport

LRS process must be started immediately. Many are waiting for it. Govt wil get good revenue as well as users get benefited by this permission.

thanks for the information. 1) It would be good if you explain what comes under multipurpose zone, SD zone etc instead of reading them out. 2) As per "ACT 030 OF 2013 : RIGHT TO FAIR COMPENSATION AND TRANSPARENCY IN LAND ACQUISITION, REHABILITATION AND RESETTLEMENT ACT, 2013" the land owner must get compensation. I have read few high court case declarations of year 2014.

Very nicely explained. If land purchased comes under Master plan and LRS is rejected, what compensation the land owner gets. 2nd question is LRS is rejected on the plea of proposed regional ring road which by any chance is changed due to various reasons, will HMDA issue LRS clearance to the rejected plot

Appreciate your explanation, but u r telling that one should not touch all those survey numbers beside railway line, as per my knowledge one should not buy the plots for construction within the 100 feet from the border of railway line, I mean, one can happily buy plots leaving 100 feet along with railway line boundary (one can find small cement poles of demarcation along with boundary of any railway line)

i have purchased plot no. 241 part in survey no.71 & 72 of injapur village in 1999 and accordingly registered in Hyderabad (East) Registered Officer. Accordingly, I have applied for LRS in HMDA. I have received the communication stating that survey no. 72 under walkf board. At the time of registered in 1999 there is no issue about the walkf land. Now, the issue is the survey no. 72 is walks board. In this connection kindly suggest to clear the LRS for the proposed plot

Venkat Garu , If a land is marked as conservation zone in Master Plan but within 300m belt from Gramakantam can it be considered as R4 and if yes should we convert to NALA and then apply building permission for house from HMDA?
*This land is in green colour conservation marking than the usual extended orange colour residential marking to each rural settlement , but within 300m from Gramakantam.
Please help me with your best advice , really appreciate your work through this channel.

And my plot is at the corner adjacent to both roads as described in master plan 2031,
So, will I be allowed with LRS in the upcoming scheme announced by T.S govt on October 15 2019.
