If market crashes Mutual funds NAV will also responds and falls. Gold fluctuates and it is not that easy to sell gold only can exchange, it very difficult to find gold buyer even in city have to produce bill and if you find he will deduct wastage, 22,18,20 K copper mix etc which we cannot prove and pays 10 to15% below market rate.
Land you cannot under rate can be pledged and take loan. Or can sell instantly. Land value always goes up it will not fall.
