So yes I agree nothing is guaranteed but when you use the right broker and the right lawyer or builder etc you set yourself up for a safe and secure transaction. Given the corruption, political instability, crime rate, and systemic poverty in the Dominican Republic; it is my suggestion don’t walk away from any of these realty developers run. The other attached comments bear this out! Folks - If it apparently is too good to be true, it probably is really too good to be true! Beware of the Friendly Waterfront Developer selling the Paradise Dream! Especially in the Dominican Republic!
Why not providing all information in here like hoa. Plus I’m not big fan of paying before building is ready specifically in a none us soil.. who guaranty this project will be completed after paying?
The contract you do with the developer lays out stringent penalties agents the developer On late delivery. Work with us and our lawyers to ensure you are protected. Try not to work direct with the developer with their own contracts to avoid lopsided agreements. Whatsapp me for help if needed

Few months back canada lost there bank accounts for donating to parties that the giv didn't like. 2008 people were stripped of their homes because of mortgage fraud and derivatives trading. That is a great question. I feel it really depends on the type of project you buy into. Top tier projects in LT can bring you higher returns as airbb nightly rates are higher in LT.
A lot is hinged on the project and what price you get in at...

Not sure I can agree with this - Punta Cana is a proven and tried market and with enormous growth. Those looking for trouble find trouble in anywhere they go. Those here to invest and make money - make money. The drug trade here is not something you need to be focussed on - Mexico - different story. Chicago...Miami...etc - have bigger concerns not a reason to not invest in the DR

That requires Allot of Power to run the pool filters and all that lighting. Allot of chemicals for the water and maintenance required. It will require a robust source of spare parts, manpower, ect

Stating 159k for a studio, but how many Sq feet? And what is the monthly HOA fee? I bought an average 2/2 condo in NC 3 yrs ago for 45 k. 1,100 sq ft. No pools. No frills, but very low HOA fees. The water features are nice at your place, but I can’t imagine the overhead for upkeep. I believe Haiti is on the same island as the DR, and Haiti needs major help in every way, as the poorest country on earth. Lots to consider when buying in A foreign country, like what are squatters rights? In Costa Rica even native ppl have to watch their properties, bc if a squatter moves in they have 17 yrs to live there. It’s true- someone I know lost his home this way. Medical care is another big factor.
I'm from Canada. Sometimes it feels like the poorest country on earth tbh. Homeless everywhere. Drug abuse through the roof. People are angry and miserable. Forget about squatters... Once they are in on your rental units it's game over. From what I hear from my NYC clients whom own property it's a nightmare there.

Medical care in the RD is actually very good and affordable. I am a retired ER physician. The hospitals are modern, the ERs are not crowded, and an ER visit with labs, meds, everything....cost about $75.
Haiti is a separate country on the other side of the island - and not allowed to cross the border. You should check out the RD sometime. Punta Cana is very popular and very developed. The north coast of the country has a European vibe to it. Not crowded. Whale watching...It's an interesting country with a lot to offer
