    Well, since it rains almost every other day, and sometimes every day, in the SE, if you file a warranty claim with a roofing company or with a shingle manufacturer, you’re going to have all kinds of water damage inside your home before they even get there. Nope, tarps do not always work with the torrential rains we have here. Get a move on and have your insurance company pay up.

    If adjusted just send inspectors but insurance adjuster doesn’t see damage and wants to rush repair without informing status o coverage

    How many shingles need to be damaged (percentage % wise) on a roof in order for the roof to be replaced?

      That depends on what type of damage you have. For hail damage the adjusters want to see 8 - 12 hail dents in a 10' x 10' square on each major roof slope. For wind damage, they're looking for a much higher damage amount.

    Stupid question but can you elaborate more on what exactly happens if you have more claims on your record?
    We haven't filled any claims. Been in the same spot since 2004.
    Recently, I was told that I qualify to file a claim for hail damage due to a recent storm. He climbed on the roof and said he found some spots that are indicative of hail damage. And that I could get a new roof. We are trying to figure out if we should file a claim or not. Our roof is at least 18 years old and we do have some evidence of water damage/leaking on an interior ceiling. Not really sure where this is coming from and it's been getting worse. I've heard various things from roof is good, to roof is bad, chimney needs repair, chimney needs rebuild (on top section), chimney needs flashing, flashing is good. And just recently, that I can file a claim for hail damage. So it's very confusing on what exactly we need to have done. Just looking for an honest inspection/diagnosis of the problem, and some quality work. If we do indeed have hail damage, and can get a new roof thru a claim, great. If that's not it and not the problem, we can fix what needs to be fixed and move on. Hardest part is, finding honest people to inspect/diagnose what the problem is along with reasonable honest pricing and to do the job right. I think most ppl won't mind paying for that.

      Thank you for your question. That's a hard question to answer remotely. I would definitely ask for video and photos of the damage. The fact that you have a leak doesn't mean that the roof needs to be replaced, but the fact that you could have hail damage AND a leak also can't be ruled out.
      My initial thought would be for you to have at least 3 roofers give you their assessment of the roof (sounds like you have already gotten at least 2 opinions). Then consider acting on the majority opinion.
      But - ask your friends, family, neighbors, and co-workers for a referral to a roofer they have used before and had a great experience with. Do not use a door-knocking roofer or call one based on a yard sign.

      What’s wrong with yard signs and door knocking? Neither one of those marketing strategies makes anyone a bad person does it? I mean what kind of advice is that? What is your reason for saying that? That’s like me telling my kids don’t buy cars from companies that use radio ads or billboards.

      roofers that go door to door generally use bad business practices. One of my friends does it and says his job consistents of telling people they can file a claim on their roof even if there is NO DAMAGE at all. They prey on people who don't realize that claims on your record isn't good. Real roofers don't need to go door to door. @@jacec5855

    How do you find out who the shingle manufacturer is and warranty if the previous owner put the roof on?

      The only way would be to ask the previous owner for the paperwork, otherwise, look on your county's website to find out who the roofer was and contact the roofer and ask him.

    Yall don't listen to this dude insurance companies literally pay adjusters to deny roofs and say exactly what this dude is saying. Filing a claim does not harm you or your record as long as you use the money insurance gives you for whatever you filed for

      That's completely wrong information. Homeowners, ask your insurance agent. Don't take my word for it and definitely don't follow the advice given by @RonnieMcMillan-nm3wc

      @homesteadroofing Also involve a lawyer been doing that a lot lately, and insurance has approved almost everything
