I have a tenant in jail right now for drugs. Can I file an eviction with the magistrate? He's only been charged; not convicted. A conviction could take months.... this is my first time having to consider an eviction.
What about if a friend you let live with you won’t pay rent, utilities and won’t leave? My friend and his GF has been living with me for about 7-8 months and pays his bills with excuses. There’s no lease or agreement. The first time he declined to pay he claimed that our verbal agreement to split utilities never existed. So, he will just deny everything and anything that stops him from smoking weed and watching tv all day.
