As a landlord, it’s really your duty to make sure your tenant has a lease signed with the correct amount.
And as a tenant, you should keep record of every payment for rent! Rent is expensive as it is.
This case is sloppy on both ends 😩

Landlords are also supposed to give receipts. That protects both parties. If the landlord refuses to give a receipt, they are trying to scam the tenant.

Why would anyone pay a business expense in cash??? It’s not tax deductible as a business expense without a written, dated and signed by the receiver receipt.
The plaintiff and defendant were pretty sloppy with their business dealings!

Except something tells me that the plaintiff would still sue, especially as she wouldn't give a receipt for the rent and tried to pull the stunt of charging $250 extra a month.
You cannot put $1,000 on the lease and then charge $250 more, ridiculous.

Why didn’t defendant demand receipts for every month she paid cash? This is BS.
The signed lease says $1000 / month. It can't be altered verbally. They really either needed to sign a new lease at $1250 / month, or have another contract for payment of $250 / month for X months to cover the security deposit.
I'd personally be wary of changing the contract at the last minute. If they can't put together the security deposit, it tells me they're operating on a shoestring.

I just think it’s unfair to judge her, that’s all. Maybe she has an endocrine problem. Maybe she has mental health issues and overeats to soothe herself or to keep from offing herself. If she’s able to make $1,250 a month rent she must have some talent.

Landlords actually do have a record of what you pay.
Professional landlords do but this plaintiff is as sloppy in her record keeping as the defendant.

Anybody with as much as a high-school education should know that you ask for a receipt when paying cash.
What I have learnt. Never pay in cash unless you get a dated hand written receipt in your hand as you give it to the landlord. Otherwise do a bank transfer as its easy to see what you have paid

I will never understand the fact that adults doing business consistently think it's not necessary to bother getting things in writing and keeping records.
Ok first, that’s not what “accountability” means.
Second, you as a business owner should keep records of your account payable and receivables. Do everything you can to protect yourself legally because it’s a scary world we live in and anyone can attempt to scam you. Always keep your receipts and records especially if you’re running a business.

What is with people owning a business and don't understand the most simple business practice of EVERYTHING IS REQUIRED TO BE IN WRITING TO BE HELD AGAINST SOMEONE. If there is a change simply amend the contract. It's not hard at all. This is simply being lazy. It's annoying. A contract, a text, a recording of the conversation SOMETHING as proof.

Landlord wants to collect more because her tax return wasn’t the windfall she’d expected. Landlord knows the defendant is thick and so the landlord is taking advantage.

Never sign a contract then let a deadbeat renegotiate the terms, they will always use it against you. Plaintiff should have torn up lease and rented to someone else when defendant showed up with no deposit or last months rent as what she signed a lease to pay.

If the plaintiff actually wanted $1,000 security deposit, but agreed to an extra $250 a month instead, that means she got $1,250 over what her original rent+deposit was going to be.
