I live in Georgia and if you can't get a booking in blue ridge or north ga mountains late, usually haiwasee has cheaper rates and is still really nice if you aren't really going anywhere during your stay.
How do you peach to the bank that you want to buy a land? I Romania, Europe, banks doesn't seem to let me borrow money for buying a piece of land and I have a lot of income from my job to cover all the expenses for a mortgage. For example, a piece of property that I was looking for, it costs 90k euros for 3100 square meters (Somewhere around 33368.12 square ft) and it won't give me a loan even tho I make 3k euro net per month (and my total living expenses sum up to 1.1k euro). basically leaving me with a total of 1.9k euro left to spend.
@KaiAndrew suggested in another video to buy a house with an excess of land to tap into a more traditional mortgage that typically expects a lower down payment than a land-only purchase.

It is worth noting that the months you showed you mentioned are the off season, that is actually the high season in the area so that is inflating the cabin numbers quite a bit. I have a cabin in the same area that I was able to compare to, it is interesting.. That cabin based on the months shown being about 1.5x the average, which would bring in 48k per year. Each of those structures will bring in 36k average per year. Given the refi this property could be negative, this should be sold in my opinion; or parcel it, keep some, sell the rest.

This video does a great job at illustrating with numbers. In the back of my mind, however, I keep asking, "How does he / you hedge against economic downturn when tourism plummets?"
Thanks! We build safety nets and underwrite our properties and markets for downturns. Making less money for months, or even years, should be considered in your analysis and underwriting process.

your estimates are too the moon... Ive seen this before .... same marketing during the Bitcoin era just before a rug pull event. Conservative investimet off 10 K per month with Airbnb ... does that take into consideration the Airbnb Cuts ? taxes ? maintenance? and renting off costs ?
Lol, I'd hardly consider my estimates anywhere close to crypto or Bitcoin. $10k across three doors is only $3333/mo each. Go ask any half-decent host and they'll tell you if that's achievable or not. Hint: yes it is.
So what does that mean for the rest of the county when the comp taxes jack everyone else's taxes including yours. What about inflation and upcoming depression?
Huh? When who does what with taxes? Inflation is fleeting. We have periods of high and low inflation - learn how to adapt. Depression? Go read up on the 1920/30s and 2008 depression and get back to me...Again, learn how to adapt.

Hey we had some electricians come in last week to look at installing mini splits, and they said they wouldn't be able to do it because of how little available vertical wall space is on our A-Frame. Most of the vertical walls are either doors or windows. Any tips on how to install mini splits on the angled walls of an A-Frame?

Your numbers are misleading. He didn’t build 303k in equity. He put 225k of renovations into it. He only added the 78k in equity.
Correct: $303k increased value, $78k equity gained.
Realized equity, may actually be linked to the appraisal(s), which I think Kai mentioned in the video.

It does take money to make money, but that is generally used as a defeatist reason to not try and consequently, you’ll never make it without trying.
