It's considered something of a plus in my part of the US to have a ground floor room that could become a bedroom so you can age in place. It's something I'll be looking for in my next house.
It does me as well. Most of the houses my family lived in as I was growing up were ground floor only so I quite like a bedroom on the ground floor. Especially as I’m in my seventies now.

Why would you show them properties close to an national park and the coast and then making it seem as if their budget is completely unrealistic? I hope this lovely couple simply continued its search and found their dream property!
None of the houses appealed to me but the mystery house was close. It had a nice kitchen, potential for a bigger living room and 60k left over in the budget to update and make changes. Personally I will prefer to knock the small guest room into the family bathroom to make a master ensuite, then put a small wet room in the current master, then create an entrance to the downstairs wet room from outside the kitchen so that the downstairs bedroom can use that, then the study could house a sofa bed and be a potential 4th bedroom.
Why do they bother asking what the budget is, and then totally ignore it? They might have to consider a different location i.e. budget. Northumbria? The Hebrides? Saved by the mystery house????
Wake up call, folks. You want a big detached house with land and an annex in an expensive county with a 400k budget. When I heard that I thought, wah-wah, prepare to be disappointed. I think the show does its best to be realistic for people with unrealistic expectations. I wouldn't want their job.

Lovely host but she seriously has no idea. I'm not sure who sources the properties but when she is hosting the properties seem consistently to miss the mark or be over budget. In fact over budget AND lacking some requirements.
When people pick an expensive area and don’t put a rational budget in to buy the wished for property, and add to that what is available at the time and this is what that looks like.
Completely agree! And over budget because they picked the most expensive part of the county. I'm sure their budget would have stretched a lot further more in-land.

Why would one mind a downstairs bedroom? The hesitation by the British about ground floor bedrooms baffles me.
Especially as a person gets older and may have problems with stairs.

Not only are they showing them houses close to people which they said they didn't want, but 2 out of the 3 house were over budget.
I've learned "food for thought" is Britain's polite way of saying "we're not interested."
