RERA is great with plotted sales as well. To recover any money paid , if it is actually due to you, you can easily approach RERA. if you have signed an agreement and paid more than 10%, then the sale is binding and the developer is allowed to charge a cancellation fee.

Act applies if the number of flats exceeds 8. You said Act does not apply if it is less than 8. It is not "infalate carpet area".It is inflated carpet area
what type of lease are you referring to? If its a (rental )lease, then no. But if its a lease (mortogage) then yes, if they are 'selling' the property.
Ozone greens, they are delaying handover from past 1 year and there is no proper response. When ever I call, they are telling we don't have right information from management and we don't have funds. Could you pls suggest who can help in this?
TNRERA has passed multiple judgments against Ozone , and awarded posseison, penalties etc to buyers in Ozone Greens. as a consumer, you can go directly to RERA and file your complaint. or else, use a lawyer
Builder mentioned in agreement to handover flat in august 2022 but RERA gave extension for CC till February 2024 builder is giving soft handover without CC I paid 80% of the flat cost and I can take possession without cc or I need to wait for 1.5 years to possession with CC ? Please suggest wat can I do my 80% of money locked with builder for more than a year
Sir, If a builder is not providing legal documents for lawyer review before agreement of sale and if they collected an advance amount of 10%, is it safe. They have promised to hand legal documents over after agreement
This is an unfair practice, but unfortunately very prevalent with all developers accross India . Check if any bak has given approved project funding and only then proceed. Or better still, use an agent to buy, they will help you vet the documents in advance

I tried persuading for them to show me the land ownership documents as it was not a jv with the owner to check ec but they refused. I cancelled it after waiting for a year, lost a generous amount of profits but didn't want to be running behind courts by getting a property under litigation.
No use. people booked in mar 2018 and builder supposed to handover by dec 2019 but still no handover happened. They are getting extensions from RERA again and again. I think RERA should interfere on their own in such cases rather than waiting for the public to file complaint.

How rera is helpful on plot sales. What can we do if the promoter not repaying the advance on promised date? Due to agreement cancelled by client

no, of course you need a RERA unless that project has been completed before RERA was introduced i.e before 2018

Because of COVID, a few extensions were granted. But they are not granting additional extensions any more
Justify how in covid they are launching new projects stop giving excuses
Rera in casagrand is giving extension after extensions .. rera is not for customers its for builders
