Keep in mind that some locations also include the delivery cost and leveling/anchoring for their homes, and some don't. Always ask!
I just bought this home this year. 96k for home, 8k for foundation and block wall crawl space . Just at 105k for home , foundation , delivered and set. Land was 13k, septic 8k , 2k for site work and level the area, 3k for elect & water meter hookup. So a decent home on 2acres for basically 130k. Not bad at all for 2024
