When I talked to homeowners there, they were people who came in during pandemic migration boom to tx but didn’t know area well, thought an area was “up and coming”. Time will tell, maybe it still will be but not happening immediately

It sure does. Opportunity definitely exists when you have individual homeowners trying to sell in a neighborhood flooded with sparkling new construction.
Nice choice! These are small suburbs with many affordable options but they're not all created equal. Aledo has a much higher median sales price than Godley and Willow Park. You'll have to drive a bit for grocery stores and retail, and even further if you want a shopping mall. Tons of new construction. You have some more common builders like DR Horton and Bloomfield, but you also have a lot of lesser known builders. You want to do a lot of research and be especially careful of the contracts when it's a builder without a reputation.
@@WendyPannell if we’ve already done 95% of the research and just need an agent to help with paperwork then would you offer a rebate at closing? Another question is can I be shown a Highland Homes property by a sales agent without you losing any buyers agent commission?
@@AledoTxITwins Those are some great questions. This is where a Realtor having a list of services provided is a good idea. You can decide what services you’d like to have and how much the buyer’s agent will be paid for those services. As we get closer to the Aug. 17 NAR changes, the concept of a buyer rebate will be evolving. After Aug. 17 the buyer must commit to paying their broker without presuming the seller will pay it. How that affects the concept of a buyer rebate will be interesting to see. In terms of whether we would offer that before August 17th, what I would suggest is having you fill out the Let’s Find Home Questionnaire then we can have a Google Meet to figure out which services you would like and which ones you wouldn’t. Regarding Highland homes, my experience has been sales consultants/builders are accepting of bringing agents in even after you've viewed the model home. Many times they will have a sign outside their door that says the agent must be present, but we personally have not encountered that being enforced. We typically provide a LOT of services though, and they recognize that!
It's what you'd expect in order to score new construction in Allen ISD. Super small yards, not much in the way of amenities but being in Allen ISD + new says it all! If you look up Castlerock Communities on Google Maps you'll see they have 4.5+ ratings in almost every single community. That says a lot about the company to see that type of uniformity.
Which is worst david weekly or KHov. In monterra Khov just keep mass building small dated 1600sf homes in mass, making the community look horrible. Like they don't even care about keeping the home value of other buys just profit.

Great question! It’s more when it ends up right outside your back yard. You end up with a parking lot, all kinds of cars, noise and so on.
We’re looking to purchase land and or a home in willow park to Godley/Cresson areas. We like Godley isd and Aledo isd. Do you know those areas at all?
