Thanks! We worked hard on the design with our project manager and his design team. It was a fun process.

Thanks! If you’ve looked at Italian country houses, you know what we mean about chopped-up floor plans. We looked ar over 50 houses and as I recall only 2 had what might be called open and they had other issues

WOW… I am so impressed with how that turned out. We have built 2 homes in the USA… and every project has issues with problems that require solving. I can’t imagine doing that from a distance and with a language barrier.

Thank you! We love it! We go back and forth between here and our home in the US. The house is between two small towns so there are small shops 5 min. away...we do go to a larger supermarket once a week and that's about 20 min. away.

Thanks! Yes, Umbria is beautiful, as well, with some great smaller towns. We’re only an hour from so from Spoleto on the SS77 through the mountains and we’ll go there or Spello or Assisi fairly often, especially when we have guests.
That road! If it rains or we haven’t had it smoothed out, it’s always touch-and-go if we make it up the hill. (I love the word “dodgy.” I can’t think of a good US English equivalent. “Dicey” is close, but not the same.)

Hi dears, curiosity from 500 A.C we were the battlefield for everyone who wanted to make war ( French, Germans…) Now Italy is the place where you can breath peace and harmony, along with gorgeous wine of course - which after breathing we drink 😅❤

3:07 3:43 6:27 No bidets. Americans... 😅 These are not "full bathrooms" for us Italians. Truth be said, it's not even legal in Italy to build or renovate a house without at least one bidet, so I guess you have a WC with a little showerhead or something somewhere in the house, but if you happened to sell the house to an Italian buyer, he/she'd need to renovate the bathrooms before moving in.
I hope our small spray devices near the toilets will suffice. That’s the direction we received when we built the house. I guess someday we’ll find out!
I live in Spoleto, and from the video preview, I had a gut feeling that those places belong to me! Your home is beautiful, and the work has been done perfectly! It will definitely bring you great satisfaction.

We love Spoleto. It’s less than 1.5 hours from us. We often take visitors there to show them the town.
You'd pay 2million for this in Southern California and tons in taxes for just about everything else for living in this state. Do you plan on getting health insurance in Italy? Moving there full time? Simply beautiful home. Congrats.
If we try to become residents, we need to have health insurance. We go back and forth on whether to do the residency thing and the daunting visa process.
That house is perfect. Made even better by the view and garden.
The view certainly sold us on buying the property.

We are applying for ERV and are moving to Italy in November! We have a limited budget and will be looking to buy in Umbria mainly. Any advice is always welcome. BTW your house is very well planned and the landscaping is beautiful.🥰
How exciting…where are you looking? Umbria tends to be more expensive than Le Marche and Abruzzo but I’m sure you can find something good outside the main tourist areas. Are you familiar with Nancy Hampton? She has a blog called “Nancy Goes to Italy”…she lives near Umbertide and has tons of useful info on her blog about moving to Italy.
@@OurBigItalianAdventure thanks for the information, we have an agent in Umbria helping us. Le Marche seems like a beautiful and undiscovered region but also has difficult connections to the rest of Italy. Am I wrong about that?
Hi. I think it depends on what you want to connect to. It depends on exactly where you are in Marche or Umbria, but likely Umbria closer to Rome and Florence, but further from Venice. I’d bet Bologna, Milano, and Torino are about the same on the train from Perugia or Ancona. We’re just over an hour from Perugia, so it’s just under three hours to FCO.
I will admit there are times we wish we were west of the mountains, for the location advantages to Rome and Florence, especially when we have guests and we’d like to take them somewhere. We often go to Umbria: Spoleto, Assisi, Spello, or Perugia with guests. Of course, if you want the beach Marche does have great Adriatic beach towns.
All in all, I think Umbria is a good choice and probably where we would be if we hadn’t chosen Marche.

I just thought of this, and you may be aware: since in Italy buyers are not tied to one agent the way they are in the US, I’d consider having a few agents if you want to see everything on the market that might suit you. We loved Kevin, but we were working with two agents in Marche since many properties weren’t listed through Kevin.

A proposito di ghiaccio, sarà sempre un polemico fra gli americani e gli italiani. Per noi, è una cosa indispensabile. Ci piace il tè freddo, in un bicchiere grande. La stessa per caffè con ghiaccio. E Coke, ecc. Per quanto riguardo la salute, quando riconto ai miei amici che per molti italiani non è uno scherzo la connessione fra il ghiaccio e la salute, ridiamo insieme.

Ma, la storia dell’importanza di AC è più complicata e, per me, una cosa fondamentale se si vuole comprendere il movimento del popolo e le zone di sviluppo negli USA. Settanta/cento anni fa, l’AC non era disponibile alla maggioranza del popolo. Allora, a causa del clima nella parte meridionale, era più o meno insopportabile vivere nell’estate. Non solo perché le temperature erano alte, ma soprattutto perché l’umidità era alta allo stesso tempo. Dopoguerra, quando l’economia cresceva rapidamente, più persone potevano permettersi l’AC. Questo permetteva città come Atlanta, Dallas, Houston diventare più importanti. Insomma, il ghiaccio e l’AC sono cose importanti a comprendere per lo studio d’America.

Not bad but when you want to sell it all the Italian buyers will object that they have to do again all the bathrooms, because you miss the bidet. This will make you nervous, for now enjoy the house
Yes, it could be a problem, but we didn’t really have room for bidets and think it’s likely we’ll sell to non- Italians. We will see. We did install the little “telefonino” devices, so maybe that will help..
Very nice. I noticed there were no bidets in the bathrooms. Are they not required in Italy? Also, what have you done for air conditioning--mini-splits?
Thanks. No, they’re not required. For us, it was a choice between using bathroom space vs, potential resale problem. We decided that most future buyers would be non-Italian, so we took the risk.
AC is not common in Italian homes. One reason is that energy is VERY expensive. We went for ceiling fans in the rooms, plus we installed an exhaust port in the bedroom walls where we could attach portable units. Unfortunately, just after the house was finished, they were stolen, we think by a worker making some finishing touches.

Would you have a figure of the typical cost to construct a single-family residence in Italy?
Yes. It is certainly higher, but I don’t have a number. Sorry.

Ten minutes is a small radius for our area. That might limit the number to under ten, but if you say 20 minutes the number would jump up quite a bit, as you’d be getting near a town of 20,000 people.
4:10 What do you mean by "build"? Was the whole mansion built from scratch?
Yes. There was a ruined house on the property with just two walls standing. We built a new house, from scratch, using some of the materials from that house.

Ti ringraziamo. Ci piace nostra piccola casa. Speriamo di poter esserci più, ma la regola di solo 90 gg ogni periodo di 180 gg è una costrizione difficile per noi. Preferiamo che persone che hanno fare costruito una casa (e hanno spesso molti soldi in Italia) ricevano un visto speciale con un limite un po’ più flessibile. Potremmo diventare residenti, ma il processo è un calvario e introduce alcuni problemi diversi.

@Myria83 Yes, I think so. It’s probably the common pattern. We wish Italy had had a program similar to those they had in Spain and Portugal, where if you invested over a minimum number of euro you could become a resident more easily.
where is the bidet in the bathroom???? This is the most important thing to have!
No bidets. Just small sprayers. It’s a risk for resale, but we figured we’ll sell it to another straniero.
