I attended today, May 1, 2018, to observe and to introduce myself as a wholesaler to the cash buyers. Funny thing is virtual wholesaling was my number 1 strategy I wanted to execute when I first started my investor journey back in 2016 but I allowed my biz partner who I formed an LLC to do this with to sideline me. I've been out of the game since then and in 2021 I got back in by first attending a quick sale webinar that says wholesaling is the devil and the worst so I'm right back to Analysis paralysis. Back in 2016 we didn't watch videos we just bought up everything the 'gurus' promised would give us guaranteed success.. 👀😳 Several thousand dollars later I realized it was all propaganda.
Minnesota is a Tax Deed State. The last auction was held on Dec. 14, 2018. Registration starts at 9 a.m. and auctions begin at 10 a.m. The next auction has not yet been scheduled. I subscribed to their newsletter to be updated when the next auction is.

TN is a "hybrid" state -- if you win the auction, you get a first lien on the property, and if it's not redeemed withing a year. So some Tax deeds and some tax liens weird

GA is a combination of a tax deed state and tax lien state meaning that you are actually purchasing a sheriff’s deed to the property. However, the property owner has a one year right to redeem. Cherokee county tax sales are held the first Tuesday of the month.
After calling to our local Loudoun County, Virginia government offices, I found out that Virginia is ultimately a tax deed state with a certain period for the owner to pay the delinquent liens. It took me calling the tax assessor, commissioner and treasurer...not easy!
Utah is a tax deed state. They don't sell tax liens. I know this because my family lost one of our undeveloped lots and someone bought it at the tax sale the next year! Utah is also a tough state for tax recovery agents (that Bob Diamond thing) as apparently most residents are in the know when they lose a property to taxes.
Delaware is a tax deed state and the sheriff sales are held every second Tuesday of the month at 10 am. However, in some counties a right of redemption is offered and if the tax deed is redeemed the investor receives 15% to 20% depending on the rules of the county.

I live in Las Vegas, and Nevada has a mix of Tax Lien and Tax Deed sales. But most counties only hold tax deed sales, which includes Clark County which is essentially the Las Vegas area. The auction s are held in April.
mark wortham a tax deed state gives the government the authority to sell the property to get the taxes owed on the home and give that property to someone else who bought it. A tax lien state means the government can make a claim against you from failure to pay taxes. Hope this helps!

Maryland is a tax lien state. In Anne Arundel County tax sale is once a year in June. Baltimore City is also once a year, the 3rd week in May. Baltimore County is once a year in June.
California is a tax lien state Sacramento County holds public tax sale auctions on the last Monday of February each year, and a follow-up sale in May or June. Properties that are not sold or postponed from the February auction are usually offered again at the second Monday in May
I think you should do an actionable task at the end of every video, especially for a newbie doing research. I liked it and what I found for Georgia and Gwinnett County was interesting. So, we’re both. County Tax Commissioner host auctions every Tuesday of any month where they auction off the property and any TAX liens owed. Whatever investor wins the bid DOES NOT become the owner of the DEED for a year and 45 days bc the original owner has the right to redeem the property within that time period buy paying 120% (value of property + what the new buyer paid 😬). But there’s ways around the 410 days to take ownership of the Sheriff’s deed. I really hope I understood what I read and if I didn’t, I’m open to someone correcting me 🙂.

Hey there coming from Oregon I really appreciate your material and very inspiring just getting into wholesaling :) Oregon is basically not a tax lien state. What happens is the county will eventually foreclose and then auction off the property. Oregon counties do not sell tax liens or certificates. In Oregon, the tax collector or treasurer will sell tax deeds to the winning bidders at the delinquent property tax sale. ... Oregon is unique in that state statues have provisions for financing purchasers. Tax Sale Type: Tax Deed. Also I missed the latest auction in February 2020 but hoping there is more coming for the future! Thanks and hope this is helpful for any Oregonians!

My state, Utah is a tax deed state. The counties in Utah, specifically Salt Lake and Utah county hold tax sales once a year on May.

New York is both, Tax Leins in New York City only sold to private investors, Tax Leins in Nassau County publicly auctioned using a bid down method starting at 20% interest. The rest of the state is Tax deeds, I’m here in Rensselaer County and our auction is the 1st week of every month.

I live in Las Vegas, and Nevada has a mix of Tax Lien and Tax Deed sales. But most counties only hold tax deed sales, which includes Clark County which is essentially the Las Vegas area. The auction s are held in April.

mark wortham a tax deed state gives the government the authority to sell the property to get the taxes owed on the home and give that property to someone else who bought it. A tax lien state means the government can make a claim against you from failure to pay taxes. Hope this helps!

Georgia is a Redeemable Tax Deed state and from what I've read a Tax Lien state as well. Auctions are held every first Tuesday of the month in Fulton County starting at 10am.
Man I aint just going to go "driving for Dollars" First Im going to have leads in my hand, then I can drive that neighborhood and knock on all the doors. Maxwell, Sean Terry and a bunch of others talk about driving for dollars which is great but public leads are free. get a few of them in an area you want to concentrate on then drive the neighborhood.

California is a tax lien state
Sacramento County holds public tax sale auctions on the last Monday of February each year, and a follow-up sale in May or June. Properties that are not sold or postponed from the February auction are usually offered again at the second Monday in May
I think you should do an actionable task at the end of every video, especially for a newbie doing research. I liked it and what I found for Georgia and Gwinnett County was interesting. So, we’re both. County Tax Commissioner host auctions every Tuesday of any month where they auction off the property and any TAX liens owed. Whatever investor wins the bid DOES NOT become the owner of the DEED for a year and 45 days bc the original owner has the right to redeem the property within that time period buy paying 120% (value of property + what the new buyer paid 😬). But there’s ways around the 410 days to take ownership of the Sheriff’s deed. I really hope I understood what I read and if I didn’t, I’m open to someone correcting me 🙂.

Oregon is basically not a tax lien state. What happens is the county will eventually foreclose and then auction off the property. Oregon counties do not sell tax liens or certificates.
In Oregon, the tax collector or treasurer will sell tax deeds to the winning bidders at the delinquent property tax sale. ... Oregon is unique in that state statues have provisions for financing purchasers. Tax Sale Type: Tax Deed. Also I missed the latest auction in February 2020 but hoping there is more coming for the future! Thanks and hope this is helpful for any Oregonians!

Louis City tax deed sales are May, June, July, August, Oct. & tax lien sales 4th Monday in August.
Georgia does deed and lien tax. they have sales in Dekalb and Augusta on the first tuesdays.
