    FYI...When it comes to AirBNB bathrooms, the thing I find most important is the water pressure (and having enough hot water)....not concerned with layout or decor.

      Yeah just make sure the shower head has good water pressure, which you can replace easily and cheap. And maybe change out the shower handles so the temperatures are more clear. That would be an easy and cheap reno that would be effective!

      Yes exactly! I honestly don’t care what they look like- most important to me that it’s clean, hot water and water pressure

    Like you said, people are booking your airbnb regardless of the bathroom! They are still fairly updated and in good condition! I'd leave them and use the money for another property! Good luck with everything, you've been killing it girl!

      Agreed! The listing is completely worth it and the bathroom is definitely a low priority in Airbnb booking decisions!

    To be honest, when I book an AirBnb, 70% of my decision is based on price, 25% is location, and 5% is how nice it looks. Save that bathroom renovation money and put it into something else.

    I agree with you to avoid the condo route. My brother and I purchased our places in the same year. I bought a condo. He bought a house. My condo has appraised $60,000. His house has appraised almost $180,000. In general, condos can only go up so high. Houses have a lot more of an ability to go up in value, and equity you put into the home through renovations and such truly continue to lead to more money you can sell the house for to a certain extent.

    Since the Palm Springs house only allows 36 rental unites you could fully rent out the air bnb Joshua tree house and live Part time in the Palm Springs house. When you travel you can air bnb the Palm Springs house. Between the two California house the Seattle house and your parents house you would always have somewhere to stay.

    I was born and raised in LA and just moved right outside of Greenville!
    You should do an Airbnb in Seneca for all of the Clemson games and you’ll make sooo much you can buy a grey house for under 200,000 and every single weekend you’ll be booked for the College games!

    Joshua Tree is such an amazing location. The rock and crystal formations are the most unique in the world. A massive slanted boulder as a rock feature to jump in the pool would be cool. Exciting stuff🙏

    I wouldn't worry about the bathroom conversion. It's fine as it is. I left a comment a while back about a Geodesic Dome rental in Joshua Tree, you could put 4 of 5 together or just add as you grow- like the tiny house communities out there. The domes would be quick to get up, then easy interior conversion for a bedroom, kitchen & bathroom. Hot tub & BBQ on a deck! Perfect for what you are looking for & a quick turn around! Excited to see what you plan! :)

(Hope it's ok to share the link to this) Each dome could have a different interior design & name. There are lots of fun unique properties in Joshua Tree, I don't know of any Geodesic Domes.

    Joshua Tree is a great location for a second property but a 1920's craftsman in Seattle might be cool too. Sketchup is fun to play around in as an interior designer or architect.

      CET designer is way better, but no way someone can use without training, unfortunately. Really only residential interior designers use sketchup. Architects definitely do not. There are much better all-in-1 programs on the market these days.

    GSP is actually a international airport. we have direct flights to Germany, but i think they are mostly cargo for BMW suppliers.

    If you want to be in Washington, look at Bonney Lake! We just bought there last year and we've already gained 60-70k in equity. Super close to Tacoma, less than an hour to Seattle. It's super safe and sooo pretty. Our house is a 1980's rambler on a half acre and would be an easy renovation if we decide to go that route, tons of homes like that around here. Can't recommend it enough!

    Oh my gosh tell Sam I had the exact same problem with my old phone, my old Nokia. They just canceled it on me recently because it was 2G. I had it for years and I loved it. So now I had to get a new phone and it sucks. So Sam is cool for keeping the vintage phone.

    So interesting to me that everyone says that native deodorant works so well for them. For me, it would only work for a couple hours and I would have to reapply multiple times throughout the day. Which sucks because their scents are amazing. But I've actually taken Taylor Wynn's suggestion and started using the natural old spice formula (the feminine scents) and that has been working better for me.

      I stopped using “healthy” Deodorants and I started using old spice because nothing would last. But the old spice I use doesn’t have aluminum 👏🏻

    Since South Carolina doesn’t get a ton of snow it’s common for things to shutdown because they don’t have the tools to clean everything quickly and efficiently. Also some buildings can’t handle the cold weather (heating systems) I remember school getting delayed when temperature dropped to 15 degrees because they had to make sure the heaters could heat up without any issues. Our library actually had to close due to bad wiring which we figured out from our delay.

    Pretty much anywhere you go in the South will completely shut down with even an inch of snow. I live in Georgia so I'm used to it but I'm sure its weird for visitors that live in places where it snows a good bit.

    I think both Seattle & Joshua Tree are great places for airbnb. I’m currently renovating my home down the street from J tree (yucca valley) and making it into an airbnb its been so stressful doing it alone but watching your videos on getting your airbnb up and running keeps me going!

    Just got back from Seattle and stayed downtown . I have to say after dark it was pretty sketchy . And I’m from Portland so familiar with homeless and mental health problem in the city.

    in the south you get snow once a year so their city services aren’t able to deal with it like cities that get snow all the time and actually have more of an ability to deal with it and who whats the stress of that especially if you have to drive super early or late… ie when its dark. it can be more of a safety thing. and in my experience it is less of an employer thing and more of an employee thing :)

      It’s like that in Seattle too. We were snowed in for 2 weeks in late 2008 once because they have no prep - no pre-salt, no plows, nothing. I live on the East Coast now, and it’s night and day, since they get snow so often and are prepped.

    as someone whos moving to seattle soon to work in tech, ive been lookin at lots of properties too. the only old properties that you could get potential fixer uppers would be south of seattle like renton/kent/federal way ish. but its so far at that point that its such a bummer. some of those areas are quieter at least! but thats suburbs around a buncha railways.

    We love our airport lounges too!! The centurion is our favorite as far as the food goes, but we hate how crowded the centurion lounges get!!

    You can paint the bathroom from the rented house to reduce the cost and make a quick change, there are so many quick options if a complete renovation is not relevant at the moment

    It has been such a surprisingly fun journey watching you put that Palm Springs house together and getting to make money from it!
    One reason I think you’re getting lots of bookings is this: my favorite place to stay in the Coachella area is the La Quinta Resort. I checked in to see how much my favorite suite was for Super Bowl weekend and it’s $1,100!!! Usually it’s $400-$500. So for whatever reason the desert right now is poppin. Maybe bc the weather is finally warming up?
    Your place is way bigger, so your guests might feel like they’re getting a way better value - they are!
    As for Joshua Tree, my close friend Ken Layne writes the J Tree cute little periodical Desert Oracle. Look for it the next time you’re in the desert. Tiny, bright yellow cover. All about that region. Very quirky. His podcast is good too.

    I did a video on the airport lounges in Seattle a while back and literally sat in the same couch that you're in a the Centurion Lounge! 😄 I did like the Delta lounge better at the time, though, because they had better food options and barely anyone was there. Looking forward to your video!

    I love Joshua tree ! I’ve stayed at 2 airbnbs out there , and it’s a blast . There is no hotels near the park entrance , some motels in yucca valley , so Airbnb thrives over there . I’d love to stay at your Airbnb if you decide on JT

    Always enjoy your videos! I would imaging that someday when you get married or decide to settle down, you'll make the decision where to live. As I said before, you have the ability to travel extensively so it's no big deal where you live.

    I'd be worried about going somewhere with no regulations because regulations will come eventually and they could be worse than palm springs. At least there you know exactly what you're getting into long term.

    ❤️👍❤️ GREAT video!!! Most guests just want a clean bathroom & towels, some small toiletries, and hot water from a decent shower head. I started my Airbnb to make extra money to update my bathroom later, and so far it’s working.

    Hi Shelby! Could you talk more about how renting counts towards your DTI? I don't think as a renter yourself, it counts when you're applying for a mortgage. But it's different if you own a rental property? We are receiving so much information and some of it conflicts with one another. My partner and I are trying to do as much research (talking to lenders, friends, youtube videos) since we plan on buying next year. Thanks!

    I'm not sure if it was just me, but the native deodorant damaged a good amount of my blouses, I had to go try other deodorant that so far are working better. Be careful

      Hi! With Native, less is more. To avoid staining we recommend only using 1-3 swipes under each armpit. Spread the product by rubbing your arms against the sides of your body (in ski formation). This will help make sure that you can fully rub the product into your skin, which will improve performance and reduce transfer to clothing.
      If you notice any product on your clothes, apply a small amount of soap and try to rub out any product residue before washing and drying. This will avoid any permanent stains!

    Super excited to hear how the rental goes! My husband and I are currently making the final touches of ours. We purchased a house 5 months ago right outside of Asheville, NC and are preparing to rent it out in March (we're moving back to Seattle). We just had the property manager walkthrough and was happy to feel like we're in good hands (can't imagine managing a property when Husband and I have full-time jobs and will be living across the country and 3 hour time difference). I remember seeing in a prior video that someone from AirB had to come look at your property. My manager said he'd never seen that before. Any insight on why they had to go come out? Congrats on your new awesome investment!

      It wasn’t from Airbnb, it was from the city of Palm Springs! Airbnb doesn’t monitor it that strictly. I’ve heard Asheville is super cool!
