Apparently nearly every city a large proportion of the area the house and apartments are owned by foreign investment property solo for rental purposes,all major city’s due to the amount of publicity and protest are now making big changes ,
If people want to take the chance …it’s a massive fine if you get caught starts. €65,000 they know you have the means to pay because you have the place that up for rent 😳
I bet in no time some ways around these regs are found as always.

@@paradiseworldvideos3859 In Madrid, I have heard that there are 50,000. Obviously some are Spanish owned, but in many places, no. At least some Spanish are buying in South America. My accountant bought in Cartegena Colombia. He says it's easier to hide the value of a foreign property, so as not to increase your net worth into the level where the Spanish wealth tax kicks in. My brother in law, a Colombian, does the same with his property here in Spain. I am sure that thousands are doing this.
@@paradiseworldvideos3859 sorry mate but it is all lies. there is no shortfall in accommodations across Spain. just check in statistics how many flats, apartments are left out empty , dilapidated, abandoned in residential areas. just check on social housing (Vivienda de Protección Oficial (VPOs)). all run down and squatted . Check areas like Murcia, Cartagena , Almeria...not to far from your place.. There is no shortfall, just government does not want to invest and there is no will to make these spaces available to their own citizens. just bring in more imm's from south and create no go barios everywhere. if we talk about prime locations I can agree that there is an investor fight and price speculation there , but hey it always been like that in those places and prime locations always have been expensive

It well known ,a rich people buy a yacht. Or a sports team. Give a lot to charity. Lose some money in the stock market. Above all, make sure most of your money exists in the form of assets, not cash - stocks, real estate, a Dutch master painting, fine jewelry, or whatever else strikes your fancy.

*Penalties for Non-Compliance**
The new law imposes fines ranging from €10,000 to €600,000 for violations,
New tourist rental Regulation in Spain and now came to effect for Comunidad Valenciana, the autonomous region to which Costa Blanca and Valencia .

✍Tourist and Seasonal Rental Classifications**
Rentals lasting fewer than 11 days are categorized as tourist rentals. Rentals extending 11 days or more are considered seasonal rentals and fall outside the scope of this regulation.
✍Tourism License Validity and Renewal**
Under the new law, tourism licenses are valid for a period of 5 years. To continue operating, the license must be renewed for another 5-year term. The renewal application should be submitted to the local municipality at least one month before the current license expires. The municipality will assess the renewal application accordingly.
✍Homeowners Association Approval for New Applications**
For any new tourist rental applications submitted after August 2, 2024, a statement from the Homeowners Association is required, confirming that tourist rentals are permitted. However, this requirement does not apply to properties already in operation before this date.

✍Cadastral Reference Requirement**
All official documents and contracts related to the property must include the cadastral reference.
✍Obligations in Case of Property Changes**
In the event of a renovation, new construction, sale, donation, or inheritance of the property, a new application for a tourist rental license must be submitted.
✍Prohibition of Combination Rentals**
Properties designated for tourist rentals cannot be used for other types of rentals, such as medium or long-term leases.
✍Rental Initiation Timeline**
After receiving a tourist rental license, the property must be rented out within 2 months. Failure to do so will result in the expiration of the license.

**Legal Requirements for Tourist Rental Properties**
In addition to following the above guidelines, the property must meet specific basic standards, including:
- An evacuation plan displayed on the inside of the front door.
- An elevator if the building has 4 or more floors.
- Electrical outlets in every room.
- Hot water supply.
- A visible list of emergency and essential contact numbers.
- Cooling in at least the living room, dining room, or kitchen.
- Heating in at least the living room, dining room, or kitchen.
- An internet connection, unless the property is in an area without coverage.
- A first aid kit.
- Detailed information on the nearest medical center.
- A key service. Key delivery through lockers on public roads is prohibited.
- A cleaning service must be utilized.
- Regular linen changes and maintenance.
**Minimum Amenities for Tourist Rentals**
The property must be fully furnished and equipped with necessary items such as cutlery, kitchen utensils, and linens. Every bedroom must include a closet, either within or outside the room. An internet connection and television are required, except in areas where coverage is unavailable. The kitchen must at least be equipped with:
- A refrigerator
- An iron
- An oven or microwave
- An extractor fan
- A minimum 2-burner electric cooktop for homes accommodating up to 4 people.
For homes accommodating more than 5 people, the kitchen must have at least a 3-burner electric cooktop.
**Penalties for Non-Compliance**
The new law imposes fines ranging from €10,000 to €600,000 for violations, depending on the severity of the infraction. Penalties may be incurred for failing to correctly state the property's exact location and registration details in advertisements, neglecting to report property transfers, or illegally offering tourist rental rooms.
