I am one of those clients who, in preparation for an upcoming whole house remodel, subscribed and watched the BuildShow for years. Watched nearly all Building Science and Cup of Joe episodes too!
Questions of the day: how does a client find a performance remodeler who cares about performance and quality craftsmanship? What types of questions should a client ask a builder?
When I asked contractors about the specific products they were going to use in my metal replacement roof assembly, more than one told me, “no client has ever asked me about that” implying I shouldn’t care about it either. Maybe it’s because I am a woman.
I care what is going into my remodel. I am not trying to become a builder or tell anyone how to do their trade. I am trying to get info and establish clear lines of communication about specific materials being used in my project and what we both hope to achieve from the end result.
How about a hosting a Build Show episode for clients? Or perhaps create something like a Build Show badge - like the Energy Star rating - to help clients locate builders who are like minded about using quality products to deliver quality results?
Please us clients who appreciate craftsmanship and performance to locate the quality performance builders in ##### zip code(s).

Hi! I believe it comes to finding a contractor who truly cares. We have been remodeling for some years now and watching videos like these is not just a necessary but part of our passion for learning. We have handled many restorations and remodels whether be it from simple customer request time for change and improvements to completely flooded and destroyed properties. We have seen and come to the understanding that research and understanding the why's and proper testing is important. We hope you can find yourself a reputable contractor who truly cares not only about you but the project itself and can help you create and see your vision. if your ever building in Montana reach out to us. We have this exact WestCoat system on our deck with tile over it as a waterproof roof for a room below. After about 12 years it started leaking everywhere. When we peeled off the tile, the WestCoat polymer layer (shown around 13:00) was completely degraded to black powder. No contractor wanted anything to do with trying to repair it, not even the ones who originally installed it. Only option was to demolish the tile and start over (hugely expensive). I do not recommend putting this coat system UNDER anything expensive.
Make sure you have access and budget to replace it every decade or so because it WILL degrade. I love how the guy kind of dodges the lifetime question as says WestCoat COULD warrantee the materials for 20 years but it's really about the installer then goes and calls it a "lifetime" system. When it was sold to me they kept calling it that too (and the company selling it was called "LifeDeck"). The waterproof layer was literally completely rotted in ten years in a warm dry climate! It works great until it doesn't, but it absolutely won't last forever. It is also pretty much impossible to repair once the underlayer starts to rot, you have to rip/grind off the whole thing and start anew.

I have this Westcoat system on my rooftop balcony at my Townhouse in Dallas Texas. This was new construction and it appears the install was done poorly and I have had it replaced and worked on twice. Water came in my living room and I still have defects in it and the metal lath is visible/exposed in some areas. The "certified installer" is no where to be found and I am stuck at this point with it. It looks like a good product, but your mileage may vary based on the quality of the installation.

    • @A99OT
      @A99OT 2 роки тому +3

This is one of the problems I have with the "Certified" distinction. I think manufacturers should do away with it, if they can't backstop bad installations by their preferred installers. Installers and manufacturers should have a much higher level of quality installation that reasonably mirrors the manufacturers warranty on the actual product... otherwise why bother?

My parents have that system on their deck that had to be rebuilt. It still looks great more than a decade on. In fact, this summer, they are expanding the deck around to the other side of the house and using the same deck waterproofing system.
It had to be rebuilt because of rot (in southern NV no less). The guy that built the house was an semi-amateur builder that would build a house (as cheaply as possible and largely DIY), live in the house for a few years while building the next one and then sell it. The deck was not well built to begin with. They tried to remediate some of the issues themselves (poor waterproofing and decking material that was terrible to walk on), but in the end hired a contractor to do it right. That was the most money they had put into a home improvement project to date, but hey haven't regretted it.

Here at the Jersey shore for decades fiberglass decks- borrowed from the boat industry- were the standard for waterproof decks. Now they are spraying Polyurea coatings-think truck bedliners. Still many guys are still doing fiberglass. Interesting how different areas of the country tackle the problem differently.

I design elevated decks with poured concrete/drain mat/60mill epdm/plywood. It's proven very cost effective and durable in many projects over the last 20 years in Colorado. The sub-structure (Steel or wood) is always designed with a live load of 60psf and DL of 70. In heavy snow loaded areas the live load will increase. The slab is sloped at 1/8" ( it tapers) and the wood frame at 1/4"

I expect that West Coat works in your area, but if not, there are very similar systems from other manufacturers. I live in SE Pennsylvania and 6 years ago had a rooftop deck installed using a 4-part system like the West Coat, and it has worked flawlessly. The GC hired the subs for the deck, I have no idea of brand or installer or any additional info, sorry, just letting you know that these kinds of waterproof decks work very well in Pennsylvania.

I have two family members in eastern Washington that both installed Westcoat decks approx 20 years ago. They were able to purchase the products and install themselves. Their prep and install was not the best so there were cracks in the coating, but no sign of rot. They both really liked the product.

Texas seems like the only place in America that is building decent looking modern homes. We have few and far between modern homes in Los Angeles, but they've always have been ungodly expensive. Over the years, $850,000 became $3.5 million, which then became $11 million. I am now seeing $20 million.

We had this same Westcoat system done on our new house, about 850 square feet of deck. Less than 3.5 years later we have surface cracks. Westcoat says it is from normal sun and weather exposure and we are due for a new topcoat. They say a topcoat should be applied every 3-5 years and should cost around 15-25% of the original install cost. What they don't tell you about the warranty is you need an annual inspection by a "certified inspector or installer" and keep records of the inspections, then they would cover materials ONLY.
This is NOT a very economical solution when it comes to homeowner costs. I wish we had found something different, but are stuck now paying almost $5,000 to topcoat it.

It makes sense for running wires in the future, avoiding rodents, nails, etc. which could cause fires. I know it more money but seems like more parts of the country would be promoting conduit.
