      You're correct. I think the smartest way to go is
      to spread out your investments. By putting
      your money into different asset classes like
      bonds, real estate, and stocks from other
      countries, you can lower the risk if one part of
      the market goes bad.

    Never thought I would say this but 1st caller absolutely should file bankruptcy because his minimum payments are more than he makes in a month and he lives with his parents. But first sell the frickin insane car. He is boxed in with his felony as much as the hosts don’t want to really admit it.

    I hope they gave the first caller some free products to help him out, such as Every Dollar or a one-on-one session. The hosts often seem to give free resources to those who don't need it as badly as some of the other callers, and I don't understand why.

    I hope that first caller was given financial peace and every dollar to help budget and get direction for his money. Just telling him not to file bankruptcy was certainly not enough

      He prob should file bankruptcy. He has no assets so it'll be no credit for the next decade basically but he doesn't need it. Just work and stack

    The thing to check on the land is any zoning and environmental assessments, if development is restricted or blocked for whatever reason the land is not as valuable

    When i was crazy on the cards, the most i had on them at any time was like 4 or 5 thousand or so
    Plus a car loan i had all the time
    I just can't relate to putting like 40 or 50 thousand dollars on cards.
    It's just insane.

    I understand the premise behind telling people to go get a job, etc. But please stop saying that Target hires at $20/hr in Phoenix, like you did today. My spouse is a Target store manager here locally, and they absolutely do not start out entry level at $20, they start at $16. And while on the subject, we'd like to see you find a well-running $5k car in Phoenix that also doesn't need a significant repair. Please, stop acting like it's so easy everywhere to do this or that. Each city is unique, and it's no secret that Phoenix has fallen behind average salaries for many positions, compared to national averages. Glassdoor will show you that much. It's why doctors and innovators leave Phoenix. Our news had a story on this the other day. You guys should spend a couple days each month in a new city/state to understand each state's pain points.

      NO kidding! And I've never understood the reasoning behind their advice to "get a beater." I don't know many cars that are "beaters" that don't need repairs that are costly, unless you happen to be a mechanic and can fix them.

      @@Trustbutverify2651 You can find "beaters", they are everywhere. I snatched up a 2008 Elantra with only 140k miles with a blown transmission for only $500. Had it towed to the transmission shop and come to find out it needed a front axle. So front axle, 2 front tires, and an oil change later I had a reliable beater for less that $2000 in total.

      @@Trustbutverify2651 here’s a better advice: Don’t buy a beater but also don’t buy brand new. Buy a car returned from a lease or a car on liquidation. Make sure it has at least 6 months of warranty left - most of those cars do, and get it serviced while still in warranty. Those cars are usually 3-5 years old and have at least 10 years left on them. They aren’t as cheap as a beater but some are 30-50% cheaper than brand new.
      Alternatively buy a display/test drive car. Dealerships give those away for peanuts, they have full warranty and very low mileage.

    My husband has never had a car that was more then $1000.00-paid in cash. I think he has had 5 of them in the 16 years we have been together. Yes they have windows that might not work etc... but he sells them for $1000.00 when he is ready for a new one. It does take a little while and alot of asking around. So it is not impossible. Me on the other hand want my AC to work etc... 😄. I am working off a car loan currently and the reason i watch the Ramsey show. Convinced myself my kids needed a safe car 😊. The cheap car with cash is possible it just sux 😂

    I feel the guy trying to create generational wealth. I want to do that too, leaving my Roth 401k in a family trust... but i dont know crap about them. lol any suggeations on how i learn about them? Amd how to set them up

    And this the more reason why I feel investors should be focusing on under-the-radar stocks, than a real estate and considering the current rollercoaster nature of the stock market, Because 35% of my $270k portfolio comprises of plummeting stocks which were once revered and i don't know where to go here out of devastation.

    1:22:39 what she can do is pay for an option to buy the land. If I were the seller I’d take that deal.
    The way I’d structure it would be give me 10% per year for the option to buy the land.
    So I’d take the 2900 take it off the market for a year and if I don’t get the rest of the money to buy it by the end of the year I put it back on the market.
    Speaking as a seller.
    As a buyer I’d do that deal because ain’t no way I’m getting financing on a property only worth 29k and I’ll know for sure within a year whether or not I can afford it. If the option expires and I don’t have the cash just chalk it up to stupid tax. Biting more than I can chew.

    Bad advice Dr John!!! Don’t work seven days a week -work six days a week that’s what Father Yahweh gave us to work and the seventh day is a day of Sabbath a day of rest & Worship whether it is Saturday or Sunday we need rest and we need rejuvenation but yes, you can work six days 12 hours if you like to get out of that debt but never do seven days.
