this would be the very first layout of a tiny home that out does them all that i have ever seen. this is even better than layouts for standard size and large size modern homes. i have been so disgusted with modern homes for almost 2 decades now, just absolute over priced trash. this tiny one is stunning , perfect and no compromise with anything. two bed room two bathroom with a laundry room ... full upstairs not some stupid open loft, this place surpasses perfection. then one can add a full basement , just all the endless options that would be a snap to add on as you go, nothing locked in that would cost more than one's income to add on and extend outward. ty for showing this one .... this is too good to be true lol
I like it. It has 2 exit doors,I like the pocket doors, but the washer and dryer are upstairs, I would prefer it be downstairs. Otherwise I love the setup

Fairytale cottage! I adore that upstairs library/bedroom. This would have been my absolute perfect house back when I was young (and agile enough for those narrow winding stairs). It will perfect now, for many people.
Quaint and beautiful place with so many great features. I normally put quite a bit in a comment on these small homes as I can find little things that need attention but seriously, this is the first time I have looked at one of these places and thought that it's perfect. I can't fault it. Lovely colour scheme. Warm, inviting and classy. Finding room for a study in the master bedroom above, and a 2nd bathroom (ensuite) and a full laundry. Ground floor kitchen has enough pantry storage and a separate kitchen table as well as a nook for breakfast. Love the homeliness of the lounge room. I now understand why the 2nd entry door was on the side and not the back, to make room for more on the inside. I usually gripe about something wrong with staircases, not this one. Thoughtfulness in adding the lower rail so people can easily hold on as they ascend if they have leg issues. Great work there. Congratulations, this is A1.

As with any house plans, there’d be some changes for my property (not sure what we would do with our current family home occupying the space, but I am a dreamer. 🤗 Walk out finished basement with a covered deck atop. Some personal changes in the kitchen for more storage. But otherwise a beautiful home. I looked on line but couldn’t find a website for you.

Beautiful! The only thing I would change is to move the bedroom's entrance door further into the room. I would also swap the bathroom with the laundry room, add a w/d in the bathroom, and make the current bathroom a small office with access from the hallway since you pushed the door back. That would be perfect for me!
Not gonna lie; I live with my elderly parents and this would actually be a nice arrangement for us. The kitchen, family AND a bath and bedroom on the bottom. The only problem is that the bath is such close quarters I’m not sure my father could get around easily, but I think that could be adjusted. I would have the top bedroom that could be adjusted into office space as well as it’s slightly larger and as I’m the mobile one, I’d see to the laundry.

Loved this design overall, but personally I would have had one large bathroom downstairs with a big walk-in shower and maybe a sauna included and extended the upstairs over the covered porch to have 2 large rooms upstairs.
Would make a great home for a young single person just starting out. Personally, for an aging couple that may be handicap having too climb stairs is just not practical. Although in my younger days, I would have loved my laundry room upstairs! Oh, and I absolutely love the window tilted over that tub in the roof so no one can see in but still be able to enjoy nature. Also, even though we are in our 60s, I still would want a 3bd, 2ba. This is still an adorable home just not doable in this design! Now, with a few modifications for a larger space with plenty storage room for big comforter, quilts, as well as other bedding to make it more suitable for my husband and I, then it would be perfect for us! We like a lot of space! Taking into account that some aging couples may someday need to use wheelchairs to get around and will need plenty of space to maneuver! All bathrooms would need to be large enough to wheel in, then turn around, wheel out without bumping into plumbing fixtures or vanities. Love the porch also

I like the cottage / cabin design and layout except that I would stack / align the lower and upper bathrooms and laundry room with their "systems" (e.g., water, electric, fuel, etcetera) on the same wall of the house of the kitchen "systems." There would be fewer maintenance and cost issues, and would make easier for tradesmen to maintain the systems for the lifetime of the cottage / cabin. Then, on the other half of the house where there are no “systems,” I would arrange the upper and lower bedrooms and living room according to personal use and desire. If there is any space after realigning the design, I would install a “tractor elevator” or any of its similar available types (see below). Then this house design would then come under the UNIVERSAL DESIGN industry that brings autonomy to Military veterans, pregnant women, children, elders, and people having sports injuries, vehicular injuries, vaccine injuries, and etcetera. I am naturally energetic, so my preferred “elevator” would be the “counterweight” system to deliver me efficiency while delivering quiet use that does not awaken house occupants from their slumber. Another advantage of the “tractor elevator” is delivering lower floor items to the upper floor that avoids numerous stairway trips, and potential injury(ies). Just saying.... The general expectation for any home in the country, ones instinctual wish, is to enter through the front and be able to reach the "destination" spot of an open space that overlooks the backyard... Be it a porch or just French doors and picture windows. Anything else gives a claustrophobic feel. I think it's a failure in the design to box up the most valuable design space in any such house, the back wall (that has either the capacity to inspire and relieve or block and suffocate a space), and block them up with windowless bathrooms. I would cut out the downstairs bedroom all together and remove the wall between kitchen and the back, and just have a flowing open plan that leads back to French doors at the back. That gives lots of comfortable living space, a place where the walls aren't closing in, but where you feel as comfortable staying inside as being outside. Keep the stairs where they are, add a powder room to the right wall (no shower, just powder room). And again, upstairs make the bedroom able to overlook the back yard, instead of blocking the view with another windowless bathroom. Generally people don't want to overlook the road from their bedroom, they want the trees out back and the birds chirping
The living area is a bit small for entertaining and dining. This and a Master Suite are of primary importance to me. Master is wonderful but is upstairs! Not a first choice at all. Lower level bedroom is too small too. Who’s going to get a washer and dryer plus the master bedroom’s furniture up those stairs?

Lovely. I would make the front porch smaller and extend the living/kitchen space. My thought is with that, the stair don't need to be so steep.

There would be fewer maintenance and cost issues, and would make easier for tradesmen to maintain the systems for the lifetime of the cottage / cabin. Then, on the other half of the house where there are no “systems,” I would arrange the upper and lower bedrooms and living room according to personal use and desire.
If there is any space after realigning the design, I would install a “tractor elevator” or any of its similar available types (see below). Then this house design would then come under the UNIVERSAL DESIGN industry that brings autonomy to Military veterans, pregnant women, children, elders, and people having sports injuries, vehicular injuries, vaccine injuries, and etcetera. I am naturally energetic, so my preferred “elevator” would be the “counterweight” system to deliver me efficiency while delivering quiet use that does not awaken house occupants from their slumber. Another advantage of the “tractor elevator” is delivering lower floor items to the upper floor that avoids numerous stairway trips, and potential injury(ies). Just saying.... It's very cute but there's no way you'll be able to get all the large furniture and bathtub up to the second floor through that tiny stairwell.
A brilliant observation - beautiful upstairs rooms, but no practical way to furnish them. Without solving that huge problem, this plan is useless.

The general expectation for any home in the country, ones instinctual wish, is to enter through the front and be able to reach the "destination" spot of an open space that overlooks the backyard... Be it a porch or just French doors and picture windows. Anything else gives a claustrophobic feel. I think it's a failure in the design to box up the most valuable design space in any such house, the back wall (that has either the capacity to inspire and relieve or block and suffocate a space), and block them up with windowless bathrooms. I would cut out the downstairs bedroom all together and remove the wall between kitchen and the back, and just have a flowing open plan that leads back to French doors at the back. That gives lots of comfortable living space, a place where the walls aren't closing in, but where you feel as comfortable staying inside as being outside. Keep the stairs where they are, add a powder room to the right wall (no shower, just powder room). And again, upstairs make the bedroom able to overlook the back yard, instead of blocking the view with another windowless bathroom. Generally people don't want to overlook the road from their bedroom, they want the trees out back and the birds chirping

I didn't see and up stairs closet
The living area is a bit small for entertaining and dining. This and a Master Suite are of primary importance to me. Master is wonderful but is upstairs! Not a first choice at all. Lower level bedroom is too small too.
Who’s going to get a washer and dryer plus the master bedroom’s furniture up those stairs?
