Recently, had been to launch of a new property in western suburb, the executive was upfront in telling me that if you make a booking amount it is 100%refundable.
Not my experience thou. Recently about 2 days back was in touch with a Builder for a new booking and he claimed that 10% will be forfeited in case of cancellation and further he said it is as per Rera. So, definitely the bucks stop with Rera and they should clarify to the people or rather promote public awareness. Lakhs of monies have been cheated by the Builders and unfortunately Rera is a mute spectator or rather Hand in Gloves with the Builders.

@@Ansh-jq6yw wait for some time at least for next 2 years and then see , definitely there will be a change in prices , prices will be definitely reduced. Although there is not much appreciation from last 5 years in Mumbai subarbs. This is my experience

I bought a flat in 2009 (ready possession). Builder chasing for VAT payment with 18% interest. He is quoting completion certificate from corporation was provided in 2010. Anybody has any views on this.
An contract is an agreement between two parties Whether terms are enforceable are decided by the law of the land Trust this make sense to people who have signed agreements and are just afraid to speak to builders
Mr krish wanted to know why income tax department doesnt take any action against these builders who launder crores of rupees and even revenue department
Sir any Advance taken has to be returned back with interest but fighting the system for refund is difficult as builders Banks never disclose ESCROW Account details which needs to be audited by authorities.Banks just mention 3rd party account and hence cannot be disclosed. ESCROW Account public money is only deposited and details should be disclosed on Bank/ Rera site
Sir i have booked a flat by giving 3.5 lak to builder, last year April, as the possession was on nov 2021 which is passed now i wnt to cancel booking as ICICi technical team rejected my application stating not to fund under these project, now builder is not responding to my calls the day when i tld him that i am opting put nd want to cancel the booking, what to do if he refused to refund. Project is under kdmc non rera project. Its a local builder in dombivili east. Please suggest what to do.

The property is with him and he can always sell it at higher rate than the rate he told you. So no loss for builder.

What loss ? The builder earned interest on your booking amount. He earned a profit using your booking amount.
