      Hoping to get our first btl property next march when we can remortage our house to release funds ill be 30 by then hoping to retire by 45 and our mortage paid off.

      I loveee that. The main thing I’m scared of when it comes to real estate for fire is the amount of time it takes to save up for a down payment compared to the cash flow. The brrr method is very interesting

    cons of rental property investment: lack of diversification, not very liquid assets, profit margins affected by local regulations are unpredictable, housing bubbles, tenants are not ideal business partners, etc
    I probably wouldn't invest in housing unless I had confidence in my skills as a house builder/renovator.

    Wish I started in 2005...turned my primary residence into a rental in 2012 when I moved and then starting buying single family homes in 2016. Love investing in real estate. Hopefully, covid doesn't hurt rents too bad over the next few years.

    Me and real estate have an interesting relationship haha I was wholesaling a couple of years ago for a few months, then stopped didn't think it was for me. Experienced flipping two properties with a partner over the last few years, still didn't think it was my thing, now I'm looking to get my first rental by the end of this year! I think that may be the way going forward, especially with retiring early to have a continuous source of income from tenants. Nice video 🤩

    I love ur videos Tiffany! Thanks for sharing. If i almost pay off my mortgage, should I pay it off first and then buy second property or use that money for down payment on my second property and have now two mortgages? 🤔

      Thank you Esmeralda! It's up to you, I can see pros and cons both ways. I personally decided to get 4 properties (which was my goal, although it may change to more 😂) and then paid off my first property. I just liked having enough money to get the number of properties I wanted sooner than later since housing prices were on the rise and then start paying them off after I had what I wanted.

    Purchasing my first townhouse this Summer. I definitely feel nervous about it, but excited as well. I have a question about how much you need to pay for a downpayment on a property if you aren't going to be living in it?

    Does investing in REITS count as real estate investing? I feel like real estate takes a lot of capital to start.

      Hi M1 Investor! REITs are a form of real estate investing, you just don't own or manage the physical properties themselves, but you are investing in real estate.

      No since you don't benefit from the taxes of real estate. REITS are classified as capital gains so no, I'd rather just put my money into stocks or bitcoin at that point. Better returns for the same tax liabilities.

    RE is a horrible investment. The only peeps making money in RE are Brokers via commissions.
    RE, for some reason, ignores all the incidental expenses and risks.... People typically only look at "buy" price versus "sell" price or "rental" income versus "buy" price.
    They skip all the closing costs, taxes, maintenance, repairs, insurance, market risks, and a big one: federal laws stopping evictions....or even "rent control"... How about the time and stress you spend in eviction of a bad tenant??? Time spent finding a new tenant. Car trips to the home... etc. All these have to be monetized and added in... Only then, will you see that RE is NOT a good investment....
    The exception is inheritance... That's always a good investment...and usually NOT disclosed when people talk about their passive income.....
    Buy a home to raise a family in a good neighborhood with good schools... Consider it an investment to better your lives... That's it. Nothing more. The typical ROI (when all expenses are considered) is not good compared to other investment vehicles.
