There's a low reported crime rate because they don't tell you what is really going on. I've lived here my whole life over, 70 yrs and it is sad how much crime is hidden from the public. You won't see it on the local news. And another thing they dont tell people is we are very short of drs, so finding a dr os difficult and medical care stinks. We are short of teachers so classes are big. Roads are crowded because they dont keep up with the growth in traffic. He made it sound great, but he missed so much.
The problem with the lack of inventory to buy is the preference to build rental homes. I live in a nice 2,000-3,000 ft 3 car garage HOA neighborhood and the 5 acre lot that was GIVEN to the Boise school district for an elementary school was sold off to a developer building 100 rental homes. All over Boise the building is primarily rental homes and apartments.
Even 300k is ridiculously high. That far exceeds the amount a responsible person can take in a loan. People would know this is the banking sector hadn't loosened loan standards. A mortgage loan should never be more than 3 times your annual income if you are being responsible. If those loan standards still existed, then we wouldn't be in the absurd amount of debt nationally with people scrambling to survive.
I remember when you could buy a house here for $60,000. Now those little homes are $450,000. Idaho has growing pains, doubling in size over the last 20 years from about 950,000 people, now it is near 2 million. Half of those live in and around the Treasure Valley. Supply has failed to meet demand. You mentioned spring, don't forget fake spring, followed by second fake spring. There's still snow on Shafer Butte, it's still fake spring.

Let me speak to the racism thing here. I'm a Boise native who's nearing 50. My dad was black, and I'd catch a bit of flack for that when I was really young, but then it eased off. By the late 80s through the mid 2000s, pretty much nobody cared at all. By about mid 2010s I started to have people who judged me for either being brown and not a democrat, or for being mixed. Today, that is a lot worse. I encounter people on both sides politically who are fine with white people, black people, Hispanic people, etc. but being mixed, I get told I shouldn't exist, and that people like me are a mistake. So if you are moving here, and are mix black/white like me, don't correct people who think you are Mexican. It won't go well. If you are not white, and are a conservative, stay out of Boise. I say that because, as mentioned, Boise is fairly purple, but everywhere else around is deep red. I can count on one hand the number of Republicans I encountered who (excluding the ones that hate mixed people) actually cared at all about my race. However, it is a very different story when talking to Democrats who see my skin tone and discover I'm not a Democrat. They usually become extremely angry, often lob epithets, frequently threaten violence, and occasionally attempt it because I'm not behaving as I should and don't know my place. The ones that find out I'm not blue, and don't care, are the minority. A sizeable minority to be sure, but still the minority.

Even the green belt now has bicycles racing to get somewhere so it isn't as safe to walk and relax in nature. They were weaving around people in both lanes way too fast and cutting off walkers and not caring if they hit them. They didn't even stop to see if I was ok and I'm in my 70s. There is no place safe to go for relaxation and peace here anymore. I wish bikes weren't allowed on the green belt as they almost never obey the rules. They are supposed to yield to walkers and warn you they are passing. Rarely does this happen now. It's dangerous for the elderly.

A relative of mine, a Water Well Driller in Eastern Oregon , pointed out to me if you own a bunch of real estate, but don't own the associated water rights, you don't have real estate, you just have a bunch of dirt. Translation You need to make sure all the water rights to the property are conveyed with the properties sale other wise you could be legally buggered. Also might want to check out the mineral rights to the property as well, just sayin ;)
Freaking traffic is unreal. From 6am to 7pm. Everywhere all the time. Used to be people were nice. And that was as recent as 2018 Now the California transplants are making it like LA. The developers are developing everything. They don’t care about your green space. They’ll develop a cemetery if they can get away with it. The infrastructure is 25 year’s behind. You can not go somewhere for 2-3 weeks and then there’s 4 new apartment buildings They’re draining all the wells dry. The streets are 1980 sized. The schools are impacted ALL over 100% capacity. Your kids will NOT get a good education. The cities and counties don’t care about their people. They care about what the developers pay them . Developers from Utah are forming LLCs coming here and making tons of promises then they build everything then dissolve the LLC and leave never filling those promises. And the Boise mayor might as well be from the gay area and she’s trying to make Boise another Portland
If the water supply in the local aquifers are depleted then the city’s water department should negotiate with the water departments in CDA; and see if they can get the water supply from the lakes in the area; and have a pipeline built to supply the Treasure Valley area.

Try coming from south east Idaho, Idaho Falls and Pocatello really do not have much in the food selection and Boise has tons more option when it comes to food and there’s more coming all the time, between Boise and Meridian and Eagle, there’s plenty of options, for Idaho in general, it’s the best in Treasure Valley then the whole state.

Boise's location is nearly perfect for retirees. It's a great jumping-off point to both the West Coast and the Mid-West. The airport has direct flights across the nation, too. Health care and shopping is solid. Crime is low and only a few drug addicts helps add to quality of life. These factors should soften all but the most severe housing corrections.
Boise provides cheap housing and living expenses. Away from the dangerous ghettos of America. Downside is that the weather sucks and it is extremely boring.

Similar situation in myrtle beach area. New residents are from New York etc. Total asswipes causing bad driving, overcrowded everywhere.

So you're one of those people who think you are better than us, look down on us, see us as idiots, and considers pushing people to speed up and become type A stressed out people and to have that stressed out lifestyle, instead of being the healthy relaxed people who enjoy life the way we used to, bringing us to higher standards. I feel sorry for you. I've live here over 70 years. I left idaho for a couple years, tried your way of life, and prefer the Idaho way.
We know how to work hard, and farmers provide food, but you consider farmers hicks, backward, and stupid. What you don't know is many of these farmers and ranchers have college degrees.
You call using the land to build houses and take away our ability to provide food improvement? We liked our way of life. People like you ruined it. Boise's location is nearly perfect for retirees. It's a great jumping-off point to both the West Coast and the Mid-West. The airport has direct flights across the nation, too. Health care and shopping is solid. Crime is low and only a few drug addicts helps add to quality of life. These factors should soften all but the most severe housing corrections.

Boise provides cheap housing and living expenses. Away from the dangerous ghettos of America. Downside is that the weather sucks and it is extremely boring.
