Very good Chan that's a sound method of developing a solid baseline ( they are very quick to say “we have no mls”)… there are 2 additional factors worth noting…. Title & Be very very careful using cash and reliability of local professionals to act ethically…that North American allure can be a strong catalyst… get an educated/ professional friend ( preferably a local woman who truly likes you) who knows how to advocate asking
basic questions with no inference of you being in the equation… Don't buy using all cash. Get a multinational bank to finance part of the purchase; you can count on them protecting their interest… they will Do an effective job with title...
Note: there have been several Americans killed & defrauded over cash & title issues in Colombia also properties will often be listed by various so-called realtors!

Fantastic video! How far back should you go on the data points. Standard is 6 months😊 to 1 year. Additionally should currency rate for the time period be taken into account 2019-2023 the rate has fluctuated 3200-5000 , now of course 4000. You are wearing off on me sir Chan.. ha!

Good video. I dont recommend buying property in Columbia unless its at most 3% of your total diversified portfolio of assets. Columbia peso is a huge currency risk. and it has already happened. your property value can easily drop -50% in a blink of an eye. Argentina peso has devalued against the US dollar by 90% over the past 10 years. You think Columbia is more safe and stable system? rent rent rent and invest in USA. Switzerland and Emerging Markets Index which is led by China.
In the USA it is a lot easier to sell or refinance your properties. But there are deals in Colombia on fincaraiz at 50% of the market value. Just have to really search
