We are in the middle of a remodel right now too. I just took over my grandparents farm land. He was alive for 97 years on this land. So I understand when you say 90 years. I am beyond blessed to be turning this old land into what it once was.
Great to see Grandpa getting involved, he looked to be in his element. I'm excited to see how this is all going to turn out.

House remodels are usually more expensive than planned, just because you encounter things that you need to redo that you didn't expect! Good luck you guys! Mr Brown, bravo! ❤🤗

I appreciate the fact that you are remodeling your homestead and I get what is in your heads. We moved to our present little homestead out in the middle of nowhere in 1981. The old farm house was a disaster, but we made it work for lack of money. Tiny bedrooms, no closets, small kitchen, very very small living space. In 2006 we FINALLY had saved enough money to completely gut this place to the rafters. We built an attached two car garage with a huge bathroom and an office for my husband on one end (so really it was a lot longer than a regular garage. Our kids were all out of the house by then but close by and starting families of their own.). We moved walls and now we have a HUGE kitchen (yes, I do a LOT of canning and preserving), huge family room (b/c now we have 16 grandkids that come here on a regular basis!!) and four bedrooms (for family sleep overs or friends that come and stay) and two and a half bathrooms. All new plumbing, wood fired boiler outside and radiant heating in the floors, all new electrical......everything. We built a new huge Morton building w/a concrete floor for my husbands wood boiler business, we also have a huge walk in cooler, our butcher shop, milking parlor, bee keeping/processing room in a heated/cooled area of that building. I see your vision and yes, you will be so happy you did what you are doing. I look so forward to your progress and Becky, I am so thrilled about your new kitchen area!!! Yay for you! What an inspiration your are to so many and I know from experience that when you work hard to feed your family and teach others how to do that (yes, we are doing that with friends that want to know how to grow and process their own food--passing on the knowledge) that your family will just be so blessed by the new renovations.
You have an amazing farm and we love watching all that goes on. We have been homesteading in different places since my husband got out of the army in 1973--living on rented little farms and then we finally bought this place. We only have 5 acres but we have a LOT going on here and we absolutely could not imagine any other lifestyle. Husband had to work off the farm for many years but he was an EMS helicopter pilot so that afforded us the time to devote to our property and gradually build it to what we have today. We are truly blessed. I tell people all the time, don't be afraid to try---just try. Learn and research then save your money to make it happen.

To stay on a budget, get your plans nailed down (done!) and don’t change. If you’re already 15% over you will stay on that track and probably get worse. You don’t want to compromise at the end . That is where you have to make hard decisions like cabinets,flooring, window coverings, plumbing fixtures, trim, doors, etc. I did this for 44 years and saw this way to often. Get a plan and stick to it!

ARRRRRRGGGHHH! Remodeling! The more you pull down the more damage you see.That is what drives the cost up, the unknowns.Yes... you have to over compensate cost wise, for the unknowns. Been there done that! Good to see the whole family pitching in. So far the ideas for light sound great for your green, energy efficient home. Transom windows will help with light even on cloudy days. I feel for you, a remodel is so stressful. But, I think you hit the nail on the head with asking "why are we doing this?" That is your big motivator and what makes it worth while.

I know you had a great house already, but I am so excited to see this new homestead house progress! Y’all have been upgrading the outside so much, it is time for your own living space to be upgraded! Since you are able to do it now I am glad you are going for it! I had 5 kids in the same home for 20 years and if I could have made our space more efficient and enjoyable I absolutely would have! Definitely save the stone for something! I love the fireplace too. But I agree with the southern window idea. It's wonderful having large windows on the east and south sides of a house if you have a good view.
What about using some of the stone for a smaller place to set the wood burning stove. Then use the rest for an outdoor kitchen area??? Or a relaxing firepit and seating area?

Yes! Love the idea of moving the fireplace keep the stones. Create the outdoor kitchen fire pit etc or make a smaller hearth for the wood burner stove. Have your windows for a beautiful view for the south side facing sun

Loved hearing about how long y'all have been there! It reminds me of my own family who lived on the same property for 120 something years. I live on a portion my grandfather bought 60 some years ago. It makes me feel so connected and rooted to where I am.

A big window facing south and over your garden would make a huge difference to that room. Just think of all that light that will come flooding in!! That house is massive. I could do something with that. (To suit myself and family of course) When it's finished, you'll be saying "why didn't we do this sooner?" x

I was heartbroken to see all of the previous work you have done to your home being ripped out. I loved the tile s you picked out for the bathroom revamp. However, I know your new and improved space will be just what y'all needed and it will be beautiful. Looking forward to seeing how everything comes together. BTW is that your dad in the blue jacket? I have been praying for your mom. I hope to donate again in a few months. As far as the critics go of anything you and your family do, as long as your family is happy, no one else's opinion matters. What works best for one family might not work for all.

Love hearing your thought processes. We are at the point, post house fire, where we are fully embracing what we can salvage and build back into our cottage. In the end, its your lives and your home and should work for you. Its not like you're hauling the stones off to the landfill. Creative reuse. I broke a 24x25 concrete slab by hand (I'm 61) so we could reuse it as retaining walls and to fill other purposes on the farm. There will always be folks who don't or can't see your vision, just as there will always be people who dont see your vision but understand HAVING a vision. Excited to see where this adventure take you!

Yup your fireplace would cause less roof problems if it were either central or on a gable end. Your explanation of why to remodel was very good!! Well thought out!!
At this point, wouldnt it be less expensive to demo and rebuild? With everything going on, your budget will be blown out of the water. Redoing the roof is going to cost a small fortune. So much stuff out of code, mainly due to age, but so many adjustments. Moving plumbing snd electrical is costly and time consuming. I love the barn style house. Remodeling is like opening pandora’s box. Lol Good luck, cant wait to see it finished. That fireplace is so cool.

As a new home builder that has done Reno, I hate it because there is ALWAYS, ALWAYS unforeseen obstacles that cost money, money, money. Good luck the Rhodes fam.

Maybe one day we'll have a beautiful place like yours. For now, we're living vicariously through yall lol. We're raising our family on a small piece of property that we've turned into a real working homestead, but we all live in a 1986 mobile home! And now grandpa has come to live with us. Your place looks like a palace compared with ours! I dream of having a big kitchen one day, but I'm thankful to have a kitchen at all - so many don't. We're blessed to have an outdoor area that becomes the summer kitchen and we certainly need that here in Florida!

I could not imagine taking the fireplace out. It is amazing. They are putting on the new roof. I'm sure it will be restored. Take the bookcase out and put your window there!! It will look amazing when it's done. Besides you have to have some sentimental left. Old timers built it, and its amazing😊
I have a suggestion for you, on the fireplace, make a Trombe Wall, research it, it is a way to use the stones on the south facades.
I've never had a home remodeled but I've watched a lot of them being done and there is always something unexpected and not budgeted. However, the after is always so much better than the before. I look forward to seeing this house after remodel. I know it is going to be beautiful.. I'm with Rebekah, keep the fireplace if at all possible. It just says "homestead" to me. Nice job, Gideon, offering to help your poor papa with a bad back.

Having seen the insides of the walls and the possibility of mold growing might explain many of both of y'all's health issues. Nutrition with Judy discusses this a lot on her channel. Glad you are expanding the homestead! Be safe.

Do the transom windows - they will be a great architectural feature that will increase the natural light in the middle of your house, where it’s always a problem, as well as the extra roof height on the south side for bigger windows, which will make your space more energy efficient with the extra light and solar gains.
Even with a new build you should always have a contingency fund of about 20% of the project cost, but with the sort of project you’re undertaking I’d be doing at least 30%, because you will encounter problems with that old barn.
Add in fluctuating building supply prices atm that are a flow on from the pandemic and the global demand and it could even be more.
We’re building atm and we feel like we’re constantly pushing the budget out past what we were expecting. We have actually delayed some things just to keep the budget under control.
But the fireplaceeeee!! I like it.

Enjoy seeing all the remodeling work start. The possibility of the new windows up top sounds and would look great. Having built a home and remodeled one do everything you possibly can because you will regret not doing it when it was easy to get to and much cheaper at this point too. I believe every one goes over budget by a little and hopefully you won’t need to use much of the contingency fund and can use for extras you find along the way. The habit restore is a great place to find some items for the home a great prices. Susan
If you're going to raise the roof two feet, it's going to impact the fireplace. Consider where you'll get matching stone. This is the chance to do it like you want it. If looking out at your garden is what you want -- make it happen"The Internet" isn't going to live there -- you are! :-) . It will also be opening up the view from the road -- if that is important. Are you working with an architect?

Your kids are growing up, they are not as small as they use yo be. I believe it makes sense to accommodate your family and your growing business. I am Team Rhodes and your dad is smiling down at you.

We are still remodeling our homestead 4 years later (we're getting close!). We found so many things that were safety issues and so glad we did it. I say add 20% dollars and time. Definitely do the clerestory windows - passive solar!

I think the stones in the fireplace will most likely be okay.
On my parents property they had one of those country kitchens from when folks had the kitchen entirely separate from the main house. There was some structural damage over the years. It was well over a century old. The winds are crazy at their house and they even had a tornado move 1 of their barns off the cement it sat upon.
Anyway, the country kitchen had to be demolished. Most of the bricks from the hearth/fireplace and chimney are all in tact even after being knocked over with heavy machinery.
My boys built an outdoor stove with some and I am going to use some to make a brick floor from my greenhouse!
So that's my superfluous way of saying I bet you can salvage most if not all of those stones! It may take some methodical techniques for removal...but probably doable!

Take it down. You can use the stone to build an outside fireplace or firepit. The big stone can be a bench in the garden or a special place on the land. I took out my fireplace and it was the best thing I have done yet. My house smells better I have a big window so more light. Best of all no more mess. I did put a small wood stove but it is in my kitchen and I can cook on it. Oh and it made the room feel so much bigger. I would take it down if it was me!
I know how you feel with the SI joint it is painful. Took me out six weeks. Keep walking and take it easy.
You don’t have to explain why ur remodeling ur heritage home. If you can afford it, it’s your’s to do as you see best and what u want for ur family. Plus, this is now YOUR family home passed down from ur fore-fathers AND it’s your retirement home, plus u’ll leave it to your children. Many people remodel & eventually resell. 👍 A big thumbs up to you in my book. Go for as much as you want & can afford. Bravo!
