One of the most successful realtors we know has a pricing guideline that makes a lot of sense --- 10% over the actual selling price of comparable houses on the market. Our house was beautifully marketed --- he set the opening date a week out, made sure all the realtors in the area knew the listing was going to be open on that date and made sure they all knew the features of the house. He also hired a team of cleaners to come and deep-clean the house in one day --- it cost a lot and was worth every penny. Our house had a firm offer within 24 hours, for our asking price.
Scary because I think I'm in the poisonous category, but at least it gives me clarity. I need to get the roof fixed and the floorboards where it leaked!

This is making my stomach hurt🤢. I have to sell my home due to job situation (layoffs coming and divorce). I’ve only been in the house for 3.5 years and haven’t had time to do much to it. Thankfully it was mostly renovated when we bought it. I really need to get some money out of it as I have no real money to put into it now that it is time to sell. I haven’t checked market value yet but by county appraisal, the value has increased quite a bit. I’m going to remain hopeful that I can get something back after the sale.
