    Is it worth spending $2500 on a boundary/topography map in order to let the buyer know that they could potentially add a water view DADU onto an existing water view house? The ability to add a water view DADU (potentially two) is something I think is very unique about the house that I'm selling.

    So, love your information but I have a question. I have 2 year old HVAC, reroofed 5 years ago, 1 yr old water heater, master bathtub and shower redone last year. Problem left is I’ve only replaced 2 of the 13 windows and the house is 30 years old. Where would my house category fall and can I sell without replacing the other windows? Oh and I replaced floors with LVP and bedrooms carpeted about 5 years ago. No Kitchen update but white bay cabinets still great, mainly counters not done and not granite…it’s the old stuff. I’m planning to sell in the next year. What would you recommend?

    Hi. I enjoy watching your videos. I have a question about flooring. Over the years I have replaced flooring in different rooms. Now when I look at the overall picture I have 4 different floors as I could not finacially do all the rooms at the same time. I am thinking about moving, but I will be staying here for a while. My question is how can I make everything look more cohesive. I live in a side split so not all the floors are together. Thank you for any suggestions.

      @@KatiSpaniak lol. My neighbor has slowly decreased their asking price from 2.9 to 2.2 million. Finally I see it is Pending. Their tax assessment value is 3.2 million. Think of how much extra taxes they paid for the pride of that extra million.

    What’s probably gonna happen: As always, brokers/agents will be cut throat to get the listing. Buyers agents will put the onus on their clients to pay them; they do now, especially if they bring them to a FSBO. Truthfully, I never understood the value of a buyers agent unless you are moving to a different area/state. Most of the time the buyers agent has to call the sellers agent to get answers, and the sellers agent has to call the owner.

    My house has PINE floors!!! To make matters worse I live in Georgia. I have to sweep the floor, run the vacuum cleaner over the entire floor and then vacuum between each plank. NEVER BUT A HOUSE WITH PINE FLOORS!!! 😭 ***I have spent hours filling in the gaps and it just cracks and comes back out.

    We are planning to sell in the next 4-6 months as soon as we finish getting our stuff packed cleared out and the house ready. We are in NJ. In December of last year, we got a loan mod on our mortgage and as part of the process, the bank had an appraisal done of our home and sent us a copy. The appraisal was for 1.1 M. The Zestimate currently shows as 1.15M. Would taking the average of the two figures be a good starting point when we discuss list price with our realtor? The bank's appraisal was exterior only. Our home has no deferred maintenance, the layout is open and standard for split-levels in our area, and the home is updated except for one bathroom which has old wall and floor tile. Yard is fine in the front but the back desperately needs landscaping. Thoughts?

    I bought flooring for myself. Luxury carpet. It’s warm, quiet, dark so spills aren’t an issue and I probably won’t break a hip if I fall on it. It’s so comfortable on bad feet. I have no qualms about ripping it out when I move out and putting in something in style years from now. This house was not originally designed for heavy ceramic tile. I do agree that someone else’s carpet is something no one cares for.

    I take pictures of things, that we have valued, but don't necessarily want any more, and post them on our family chat. There are things that I am surprised someone wants. Other times, we may have held on to things to pass down, and no one wants it. If you are not using it, ask your kids, or those who would inherit, if they would want it. It will allow you to clear things out.

    Hi, I asked a question live, and I didn’t understand the answer. I’m not sure if my question was clear…to reframe: currently standard commission fees is 6% total sales price, with 3% going to both buy and seller agent. But what about reducing the buyer’s agent fee to 2%, which is only a 1% reduction from the amount? It’s not saying I refuse to pay any commission to the buyer’s agent, but that I am offering a 1% reduction, from 3% to 2% of sales price. Is this OK in the changes coming?

    With regards to the commission, I think the frustration from a sellers standpoint is that we don't know what is fair compensation for the work both the seller and buyer agent do in order to get to closing. How is it that, assuming 6% commission, the fees would be $24,000 on a $400k house but $30,000 on a $500k house? The work is the same.

      Yes. It can be the same. Negotiate what you want to pay. Meaning if it’s worth it to you to pay 20,000 for both the buyer and seller side then that is what it is. With that being said, your agent may not choose to do that. Remember that how you negotiate with your agent is how they will negotiate for you.

    How do you react to notes from potential buyers during showings? For example, one potential buyer said they do not like the tree in the front yard or the color of the carpet in the basement?

      Personally, I would ignore comments like those. For every buyer who doesn’t like the tree or carpet, you might have several who DO like them.

    Good overview and overall good advice-except the engineered floors. They don't wear well and after 10 years you are left with the decision to rip them out or attempt a very light refinishing job. I ripped mine out.

    I have a dining room set that my son said he wanted. It is a family heirloom, gorgeous mahogany, 8 chairs, and in mint condition. Now that he has moved out and has a fiancé, they don’t want the table! lol!! I’m fine with that! I now purge things without even asking!

    I would've loved that she said something about those rudiculous overly streched pincures that aren't giving a realistic size of the room. That last one with a sofa "for 12 people" was too much. It is not realistic at all. When you see that you ve to try to imagine what is the real size of room.

    Cabinets and counter tops. Granite is what we chose and a light brown oatmeal color as it was called. My wife liked the look, however I wanted to go with white Cabinets as well as a lighter color counter top. We plan on staying in the house so live and enjoy what you like. We did say we are nit going to play the lets chase the trendy game. We picked out whatcwe like, not what we think others may like or what is currently popular.

    The real estate market is about ready to burst. Like in 2008, Hardwood is really nice, however put on slabs in Florida as well as humidity just makes it risky..we love our tile flooring that looks likes wood. It also works out well with having our dogs. Our beautiful tile is porcelain tile. Great quality. We kept every bedroom, 4 bedrooms with same floring.
