Love how detailed she is with her flips. She breaks everything down in an extremely easy way to understand. No way this channel stays under 20K subs for long.
Yes!! And she scores, again!! Great job I love that you made the floors level. The only thing I would change is make the kitchen island massive (4/5 seater).
Thanks for the encouragement! Yeah, looking back, we might have been able to the kitchen a little bigger. The door to the garage was in the middle which made it challenging.
Great final results and beautiful video! I wish you shared the before and after house plan map. It would be very helpful to see which walls come down and how the layout has been changed.
I love watching your videos and have learned from your videos. I am working on my second flip. I just think it's something that you repaint existing vanities, tub surround and use boob lights on a $2 million house that I do the same on $120K house. Although I don't think I'd ever paint a tub surround. You're very inspiring!
Glad to hear that and congrats on your 2nd flip! It may seem strange, but a $2MM house here might be the same level as a $120k house in your area cuz prices are so inflated! I try to be careful with my budget and only spend money on where it matters :)
I’m really surprised that buyers weren’t turned off by the shower surrounds in the bathrooms. I would have thought a high end market would demand more luxurious finishes. But I don’t know the Bay Area market.
Usually the reason for that is because they have a time limit on moving out of the house and maybe they didn't have time to clean everything up, but since she gave them a free rent back then I'm not sure what the reason was.
She has said in other videos that she provides a service for the home oweners where they can leave anything and she will clean up. I just dont know why she sometimes sounds as if thats not the case saying things like they left all this stuff so on
Beautiful transformation and great detailed info. I noticed in several of your flips, that the toilet seat is left up. Would look better with it down--just a suggestion. Many model and parade homes will even put a ribbon on the lid so no one uses it to keep it clean and fresh smelling.
U r doing nice work I am confused about my career but now decided to become realestate flipper I’m 17years from India please don’t stop UA-cam u will be successful

what's a good source for finding all neighborhoods with good school districts in my market? thank you for sharing your flip projects, I love how you execute.
Another great video. I always love the before and after. Would be great if you had a video focussed on all the time and effort it takes to do a remodel. Who does the design, etc? Do you purchase all the materials yourself or the contractor? Issues dealing with the contractor, etc.
Thanks! I love showing before and after too! This video has more details on the remodel process: ua-cam.com/video/h0kuIl5Ii8w/v-deo.html. I’m in love with this remodel, and all of your other flips. We are in the middle of remodeling our own house and thinking about refinishing our current hardwood floor. Can you please let me know which stain you used? Thank you!
Looks good, great job!. One comment I have is about the recessed lights, I think they're a bit big, I'm guessing probably 6", I prefer 4" whick looks more modern and less busy.
I really love your videos. If I could make a suggestion, though: Please don't swing your camera around while you're walking through the rooms. I'm getting seasick!
my home state CT has high cost of living but still 1.75m would get you many acres in a slightly packed suburb and large 4k sqft gorgeous home with a large pond and a 2k sqft guest house next to it the size of this one in a premium school district area. In a low cost state it would be a huge mansion with a large pool and 8k+ sqft easy. But where there are tons and tons of people the oppurtunuty to make such high volumes of income are greater, do it for 5-10 years aggressively and you can retire in a low cost area easy.
It costs $2k extra I think. This is in the bay area and building materials and labor are one of the most expensive in the country. If you live elsewhere, it might be cheaper.
i was watching the video when you were talking about the feng sui thing and never hearing about it and i was was laughing sooo hard i forgot to leave a comment and like. im doing it now. ppl come up with strange things everyday about realestate. the power lines. the busy road, the wooded area etc. im thing if there werent power lines how would you get electricity and how would you get to your house if there were no roads and on and on.
Who do you consult to determine what you are going to do to a house during the remodel? And how would you describe your experience with regard to dealing with and managing contractors?
Thank you for sharing. I look forward to see your video every week. Have you ever encounter foundation or termite problem in your flip? or any unexpected problem? Thanks
Glad to hear that! Foundation cracks sometimes, but termite is usually not a big deal. You just need to fix the dry rot and tent the house worst case. There's unexpected issues all the time lol.
Amazing flip. Really liking this house :) How do you get your rehab costs so low? I am getting quotes to update my kitchen (re-layout) and bathrooms north of 150k.
Thank you so much Shirley! I love how it turned out too! It's especially fun to compare the before and after - sometimes I forget how much of a dump the before was lol
What formula do you use to calculate offer price? I thought most use the 60%-70% x ARV minus rehab cost; it seems you are around 80% x ARV minus rehab cost; is that because of your area? or just bc you are familiar with the comps? Great video by the way and congrats!
I don't use a formula because the numbers are very different when you look at a $500k VS $2MM ARV. The more expensive the house, the lower % of ARV you need to get. Check out this video to see how I analyze deals: ua-cam.com/video/IoHiCmX4GnM/v-deo.html
You know it's so crazy with bay area prices. How is closing costs so cheap? How is closing time so quick? I thought it takes months if a buyer needs to get a mortgage. Is this a straight cash deal?
when flipping a house when are permits required? You can't just go and just fix what already exist with a permit? Like did taking down that wall need a permit?
Nice video! Do you think you can do a video on how to go about paying back a hard money lender or a private money lender? Even if you dident make a profit?
Thanks! It’s pretty straight forward, and I probably don’t need to make a video about it - you just have to pay the money back even if you don’t make a profit 😅 On the deal I lost $50k, I still paid equity partner interest instead of % of the profit. That’s how you protect your brand and make sure they still will be open to lend you money in the future
Sure. Financing cost is the cost of borrowing money to purchase the house. Closing costs are title fees, transfer taxes, etc. Commission is the fees you pay agents. Watch this video to learn more: ua-cam.com/video/6rcClAfy14U/v-deo.html
Thank you for sharing your great information. I am in Los Angeles. Do I need permit by removing walls between living wall and kitchen for open concept? If yes, do I need to hire someone to draw a plan? Thanks again
It depends on whether the wall is load bearing or not. If load bearing, then yes, you need an architect and a structural engineer to do drawings and calculations.
You can diy with rust oleum tub and tile paint which costs $25 per box. I’d buy 3 of them if you want to go this route. I have done this on 3 of my rental homes. Nothing beats a new tub and new tile, but this option is cheap.
Why do you keep having financing costs? Ive seen so many videos where you have so much profit, i would guess that at some point youll have the money to invest without any loans. No?

No, but if you are a registered agent, you can save some money on buying and selling commissions, as well as potentially have previous knowledge of the housing industry! Hope this answers your question, take care!
During the 5 month negotiation, was this deal ever presented to other investors or kept exclusively to you? I see it was listed as $1,888,888 initially. No one else was willing to take it?
Most people who have homes here bought 20+ years ago or during the housing crash. So people can sell for a great profit and live like a king anywhere else in the U.S. I live in this area. The salary to rent ratio is amazing, but you can't own a house here unless you have a spouse and both make 100k+.

She was talking about buying it for 1.75 mil so I was picturing a really beautiful house. At 3:22 when she showed the house I screamed
Lol

The prices for homes in this area are crazy to me. Where I live, a 1.75 million dollar home is a palatial mansion with luxury and high end finishes.
exactly she said over 2 mil in that neighborhood and I was like😰
Yea it’s truly wild to think that mess of a home is worth even half a million 🤦🏽♀️
I dont even pay 175k for house like this in houston. Price is sky high in bay area.

It stuns me that people just move out and leave their homes like that. Disgusting!
Usually the reason for that is because they have a time limit on moving out of the house and maybe they didn't have time to clean everything up, but since she gave them a free rent back then I'm not sure what the reason was.
She told them to leave all of their stuff as free clean-up service. Not rude if you actually paid attention to the video.
Not me. The people who lived here before me were pigs. I had to use a putty knife to scrape grease off the kitchen cabinets and counters.
