Your eye for detail is amazing! The open concept is stunning and the master rooms with walk-in closets are lovely! I like the modern look, although it is gorgeous, having to wipe/squeegee the glass every time it is used, or someone gets their fingerprints on them, is a pain. All in all, every house I have seen you flip, are the best I have ever seen. Wish you were in the Seattle area! Back in the 1930-50's, my grandparents were "house flippers", before they called them that. When they finished, they rented them out. As they got older and needed money to supplement their income, they sold one house at a time. When my grandmother passed, she still had one house and two pieced of property.
I was in the middle of viewing the "After" portion here and reflected back on the comment: An "old crud of a house," in the Comments section. House flippers target their likely buying market. Respectfully, perhaps the author of that comment isn't in that group? You or I certainly can buy an unfortunate, fake-Traditional, cookie-cutter "mansion", in TX, KS, or NE (e.g., only) for 1/3? 1/2? the amount of $ this property commanded. Maybe. Young people w high-earning power, however, would be bored to tears in those locations. What type of career opportunities would they find there? Intellectual, artistic, or musical pursuits? Of those particular 3 states, only TX has a coastal edge and it's fraught w difficulties. Are there many diverse, mind-broadening, different cultures in those places, to add depth + texture to the human landscape? No. Additionally: There are multiples of unhoused human beings in the U.S. Many of those are more virtuous, courageous, and moral than many of the housed. These people travel to & gather in where there's a milder climate, like California, just so they can stay alive. We don't have enough physical structures to shelter the entire U.S. population. It's a simple and soluble problem of supply + demand. That's partially what's driving housing costs into the insane, highly disparate, numbers commanded now. There's also an insistence by some to hoard their wealth. Most of these people are stingy, short-sighted, amoral, spiritually-deformed hedonists who want only raw power, unshared, and perhaps the short-lived satisfaction of feeling entitled & allowed to be cruel to others, and they are. Objectively, this ilk are lousy to live near, to share a town or the roads with. Until we're all informed by the same array of truthful, accurate data points, until we basically share core values, of honesty, decency, kindness, and courage, again, we can't begin to solve the problems many are complaining loudly about in the modern era. We GOT ourselves here, it took 60 years; we can get ourselves out. Not with a gun. Not by hurting or depriving, impoverishing or disenfranchising those who are not you, not your friends -- complete strangers! Who don't look or speak the same as we do. We must demand and see to it that we all have equal access to a commonality of objective truths; and we must insist on being told only the truth and noisily discard lies. If you're getting your "facts" from 1-2 sources only, there's a problem inherent in that. Our lives depend on knowing the actual truth. I know you can figure out how to obtain that, IF you want to, that is. Only by once again shunning liars and charlatans uniformly, as we once did, by maturely facing & accepting realities while applying moral, intelligent, imaginative, compassionate-to-all solutions, are WE going to be okay -- only by doing it together. This course of action must be agreed upon by about another 25-30% of us than currently do. 25-30% of our population are the reason for the juggernaut of progress in America over the last 50-60 years. Progress that benefits ALL of us, not just a few. The seeming inability to organize peaceful, quality lives for all of us must be soundly rejected. That is, if you want a good life. If you want only death, only carnage and distrust, only paranoia & hate, that is your human right; you've free agency. We're all born equal in the eyes of God, or the universe, or any power immutably greater than you or me, including over death. We're all born with certain inalienable rights, irrevocable in the eyes of any just system. Indiscriminately killing or stealing from others is not one of those inalienable rights, however. May I suggest looking up the definition of words employed, before off-handedly speaking or writing them?
The flow in this home is to die for! Moving the stairs was an ingenious idea! And the smart mirrors that have the defogging option after a hot shower is music to my ears. Beautifully designed, well thought out. I love house flippers who flip houses like they would with their own home. Not surprised it sold that quickly too. The hard work definitely paid off. Beautiful, but I would have kept the original brick fireplace, painted white, electric insert, and something around it, it goes with the exterior style of the house. But I get it is the SF market which is super modern/minimalist look and this totally nailed it!
Thanks! I see where you are coming from, but the original arched fireplace make it hard to put insert and it looked very dated when the rest of the house is updated.
The home care before looked depressing! I can’t imagine living there during my old age.. My goodness.. Just thinking about the poor souls who lived there before made me really sad.. Thank you for breathing new life to that home.. Gorgeous renovation! ❤️

I totally agree. If I had my choice of living space, I would choose the downstairs. Why? It’s the best part of the house. I have easy access to the bank yard. I would spend most of my time out there. I really liked the relocation of the stairs as well. This was a game changer for the total use of the space. Great job. Absolutely beautiful. PS. The only downside I see is taking out the trash and doing laundry if I lived on the upper part of the house. The laundry and trash area are so far removed from the rest of the living space. Imagine living on the upper level and having to take the trash all the way down to the the most secluded area of the house. Doing laundry would be the same task.
I would have cried when I walked through the door before the remodel, but you knew what you were getting 😁. It is beautiful and spacious. Seeing how horrible it was before I feel sorry for the elderly people that had to live there.
The original layout of the home was a quagmire of oddly shaped spaces and the over use of outdated tiles, lighting, etc. I think your many upgrades, including the gorgeous chevron backsplash and quarz countertops in the kitchen, tile upgrades and quarz counters in the bathrooms, was a much needed improvement. The fireplace is a dramatic work of art. Reconfiguring the bedrooms from 8 to 5, and then moving the stairway to utilize more sq. ft., was a stroke of genius. I also love the consistency and beauty of the oak floors. Outside, with the new fabulous driveway, and the contrasting dark trim, and modern front door, gave the home enviable curb appeal. There was an amazing progression from the inception of the project, dealing with an odd and quirky chopped up home, and then transforming it to an open concept masterpiece. There were quality and costly upgrades throughout, including high end appliances in the kitchen, modern lightning, and the strategic skylight for additional lighting. From a design and execution standpoint, this home was an absolute homerun. Congratulations on engineering an assiduous demonstration of renovation and beauty.
Amazing! This brings back so many memories of my grandparents home in SF. So many tiny rooms and strange nooks and crannies to explore! As an adult I now realize how bizarre the layout of the home was and so I appreciate how your renovation utilizes the square footage so much better.
That is the most amazing, most astonishing and most complicated and most successful house flip I’ve ever seen after seeing hundreds and hundreds of flips. Congratulations!
The interior is lovely. There are only two things I would change - 1) the paint on the outside is far too dark, and 2) I would have closed off the entryway and made a small storage area rather than having the front door open straight into the living room.
Thanks for the suggestions. There's a coat closet right by the front entrance and there's also a closet under the stairs, and a separate storage room. It's probably subjective, but the buyers love the open concept of the home, that's why I decided to do it that way.
Personally I love this transformation. It give a lot of usable space for a family to grow. I don’t like the color on the exterior but I do like that the middle planter was removed, parking was needed for sure

The space has been extremely efficiently utilized. The only thing I would change is the paint colour on the outside. I would have made it white with the black trim. It would have flowed very well with the interior but also with the neighbourhood.

I had anticipated parts of the historical appeal to remain, but am highly familiar with the SF market and think your decisions to update, renovate, and relocate the staircase we’re smart choices. For decades to come, future buyers will appreciate the simplicity the home provides and minor renovations won’t distract from the charm you’ve added.

This home initially looked like a crime scene or a movie set for a scary movie. The exterior looks terrific now with the wide driveway, grey exterior, and contrasting dark trim. Love all the improvements and attention to detail in the interior. The kithchen looks huge and modern. The bathrooms are now luxurious, as are the bedrooms. The flooring throughout provides beauty and continuity. This home is a home run!

Great transformation, beautiful colours.. for me the only downside is there isn't enough living/seating area compared to the number of bedrooms bathrooms. On that point for me the ratio is way off and gives it that feeling that it is "small"

I like the home transformation. The house has great flow. The only thing that would make this better is a 2-3 car garage. I spend a lot of time in my garage and I like to keep my cars clean. Beautiful home. The buyers are very lucky to have such a well thought out house.
Wow! This was so great! I love how neat and clean the backyard looks. The whole house is stunning. I especially love elements of modern and contemporary like the glass stair railings. $500k+ profit? Even if it takes 2 years…worth it. 🤣 I bet when you started, that kind of a profit seemed so distant or maybe even unrealistic. Not because you didn’t believe you could do it, but because you most likely tried to manage your expectations. Turns out, your hard work literally paid off. What an amazing transformation! My family and I used to live in the city at Sunset Avenue in one of those attached homes. I love this well thought out renovation. Very modern and practical. Thanks for sharing. I am truly inspired to renovate our master bath using some of your ideas!
I really like most of your choices - especially the custom closets. Wowow. Dream closet. I wish the kitchen cabinets werent that particular colour though.They remind me of office cabinetry in early 2000s. I know that you really like the grey exterior paint. It just needed like a pop of wood to make it more balanced really.
Very sleek and elegant. I missed any reference to entry closet, pantry or linen closets. Where would someone keep their broom, mop, vacuum cleaner, outdoor winter clothes, towels or bedding?
There’s a coat closet right by the entrance. There are 3 large walk-in closets and numerous smaller closets. There’s also a closet under the stairs and a storage room. I don’t think they’ll have an issue with storage.
BEAUTIFUL renovation!! Please do more of these!! As a Bay Area resident, I feel like so many homes are so old and run down and you’re doing such a favor to the community by bringing new life into them! My personal favorite was the hexagon bathroom floor tile, only $1/sqft!? Where did you get it? Also, what is your quartz countertop style and your wall paint color called?
Awesome job on reconfiguring the layout. Wow- super impressive!!! And all the finishes- talk about luxurious! 👏🏻. The one thing I would not have done or spent all that money on is that glass railing. Fingerprints galore, I could see a lot when the railing was being shown. That is just my opinion though, others may feel differently.

kitchen remodel spoke to me, as a cook, the remodel was good, an island was a nice touch and the light brough in from the top was good thought

It has character and leaves room for the new owners to put their mark on it. love the colors and layout I love the glass stairway it looks so clean and open! seriously anyone who "disagrees" must not actually own a home or even know what to look for!!! move in ready, party ready! and the driveway! less to worry about! Sheesh if you came to the East coast VA you wold clean up and dominate the market! even as a consultant! my cousin is about to start flipping I've shown her your videos. She loves them too. keep up the great work

I like the home transformation. The house has great flow. The only thing that would make this better is a 2-3 car garage. I spend a lot of time in my garage and I like to keep my cars clean. Beautiful home. The buyers are very lucky to have such a well thought out house.

Wow! This was so great! I love how neat and clean the backyard looks. The whole house is stunning. I especially love elements of modern and contemporary like the glass stair railings. $500k+ profit? Even if it takes 2 years…worth it. 🤣 I bet when you started, that kind of a profit seemed so distant or maybe even unrealistic. Not because you didn’t believe you could do it, but because you most likely tried to manage your expectations. Turns out, your hard work literally paid off.

The glass on the staircase looks modernized but it seems hazardous when someone trip and fall down the stairs.
That glass would be exceptionally strong and rated/approved for that purpose. Probably the least of your worries when tumbling down the stairs.... lol
At $30,000, you can be sure the glass was THICK abd wild not break easy. First time I saw that in a home.

I really like most of your choices - especially the custom closets. Wowow. Dream closet. I wish the kitchen cabinets werent that particular colour though.They remind me of office cabinetry in early 2000s. I know that you really like the grey exterior paint. It just needed like a pop of wood to make it more balanced really.
Very sleek and elegant. I missed any reference to entry closet, pantry or linen closets. Where would someone keep their broom, mop, vacuum cleaner, outdoor winter clothes, towels or bedding?
There’s a coat closet right by the entrance. There are 3 large walk-in closets and numerous smaller closets. There’s also a closet under the stairs and a storage room. I don’t think they’ll have an issue with storage.

Awesome job on reconfiguring the layout. Wow- super impressive!!! And all the finishes- talk about luxurious! 👏🏻. The one thing I would not have done or spent all that money on is that glass railing. Fingerprints galore, I could see a lot when the railing was being shown. That is just my opinion though, others may feel differently.
