I'm sure you can easily find a condo close to each location. The train station area on the east side will be less expensive, and it will be easier to negotiate the price and terms.

Don’t rent condos near or overlooking the beach, even better choose one without a pool because I would say - less chance of having to live amongst Russians 😕
The beachfront units seemed reasonable, given their location and demand. The Wong Amat Beachfront condos are the only condo complexes I've encountered in Pattaya with few or no vacancies. When asked, I was told that the units on the beachside go quickly if and when they become available. The Riviera and other condo complexes across the street had plenty of available units, and I felt there could be some negotiating.

They’re all pet friendly if you take your pet out of the apartment and hide all their stuff before the landlord comes over haha

There are much less expensive condos away from the beach in Pattaya.

High season ridiculous prices

Prices seem extremely high.
Wong Amat, having the only direct beach access condos in Pattaya, keeps vacancies lower and rents higher than other areas in Pattaya.
Now is not the time to be raising condo prices with the travel expenses so high. Looks like a Chinese Indian busy season.
Southeast Asia travel still seems inexpensive to me.
