Love your broadcast. Just a couple things since I live in Southern California. Chula Vista is a separate city south of San Diego and Pecs bar is in San Diego. I don't think Chula Vista has any gay bars. Also, I live in Cathedral City and find it highly desirable. More affordable than neighboring Palm Springs, less crime and more diverse. Both cities are LGTQ+ friendly. The average age is around 20 years less than Palm Springs and the best bar is probably The Roost. Also, I was wondering if the salaries you quote for Cathedral City is affected by the seniors living here part time and/or on fixed incomes.

Does the low median income and high property costs mean the population is almost all renters?

No not necessarily. It may just mean that it’s an area where there is a larger population of folks who are service workers or that there aren’t many companies that have high profit margins, like tech or healthcare, where they have a substantial number of high earning positions.
